Market Update | October 2012
Since March of 2012 the real estate market in Arizona Retirement Communities has stabilized. In many of these communities, prices are up by 5-10%. The bottom of our housing market values were in 2010, in most areas of the valley. Inventory is down (lowest number of listings since 2006).
Winter / Vacation Home
There is still plenty of time for you to find a home / patio home in an Arizona Retirement Community for the 2012 / 2013 winter season. Vacant homes can close escrow in 10 days (or less). Occupied homes can close escrow in 30 -45 days (or less). Another option is Furnished Homes. There are several homes in various communities, that are being sold with everything in it (just bring your tooth brush).
When new listings come on – if they are nice! They are selling within a few days. The homes that sell the quickest, are the ones that need the least updating (ac/heat, cabinets, flooring, paint, roof, etc…) The trick to finding a home in the older communities – is to find one with a updated heating / cooling system and a newer roof (Norma. These two items together can cost $12 -$15k). Life expectancy of a heating /cooling system is 15-20 yrs and a roof (depending upon architectural thickness 20, 25, 30 year shingles) will last 15, 20, 25 years.
