The beautiful woman sitting next to me is my high school sweet heart♥ and has been married to me for the past 27 years(no, I did not rob the cradle, she is one year and one day younger than I) . She is also the mother of our 3 great kids ( a son (25) & identical twin girls (22)). Mary & I were both born and raised in Southern Minnesota. My fee (commission) is paid from the sellers proceeds at successful close of escrow. Using I Jarl Kubat as your agent, costs you know additional monies.
Listing Agent Duties
The listing agents job, is to negotiate for the seller, the highest price, with the best possible terms and conditions. The best thing that happens when you purchase your home from the listing agent is: listing agent gets a double commission!
Considering a For Sale By Owner
Homes for Sale by owner…what can I Say? I could try and scare you out of looking at them, by telling you some horror stories. I am not going to do that. What I am going to do… is, offer you my services. If you have found a home that is perfect for you (a FSBO), give me a call.
For a fee of: $1,495.00 (payable to West USA Realty, by you, at successful close of escrow… You owe me nothing, if the home does not close). This fee will cover the following services:
- Determine fair market value
- Present your offer to seller
- Facilitate, schedule and/or review the following
- Open escrow
- Inspections (home & termite)
- Mortgage & Appraisal (if needed and/or desired)
- Seller disclosures
- Title search
- H.O.A documents and CC&R’s
- Repair and/or remodeling estimates
- Final walk-through ( prior to close of escrow)
- Advice for keeping closing costs down

Visiting Open Houses
Real estate agents can be very possessive of possible future clients they meet while holding an open house. Typically, the agent hosting an open house is either the listing agent, or a member of the listing agents team. Either way, they represent the seller (not you)! So before you visit your next open house, contact me. We will establish a working relationship so, when you are asked “are you working with anyone?” you can say…. “We are working with Jarl!”
