Sunland Village in Mesa, Arizona is a 55 plus Retirement Community. This is the second of four Farnsworth developments in Mesa: Dreamland Villa | Sunland Village East | Sunland Springs Village  Community Construction started in 1974, and the community was built out by 1984. Once completed, there were a total of 2685 residences including single/family homes and condos.

The community offers year-round residents/winter residents numerous activities including an 18 hole golf course and a very active tennis club.  The community is close to great shopping & great restaurants.

Sunland Village 2021 HOA Fees

  • Annual Fee = $533.00
  • Monthly Fee = Monthly fees vary & apply to condos/patio homes only.
  • Resale Disclosure Fee = $215.00 (seller fee)
  • Capital Improvement Fee = $1,400.00 (one time)
Sunland Village Age Restriction

Occupancy of residences within Sunland Village shall be restricted so that one resident who will reside in each unit is at least fifty-five (55) years of age. No person under forty-five (45) years of age may reside in a residential unit for a total of more than (60) days during any consecutive twelve-month period. Provided, however, the spouse (regardless of age) of a resident owner of record who is fifty-five (55) years of age or older shall be deemed a resident and further provided, an unmarried person over (18) years of age may reside in a residential unit with his or her parent(s). A maximum of 1 person, age 19 or over, who serves as a caregiver to the resident may also occupy the unit. This provision shall not be applied with respect to a residential unit in such a way that it violates Title 33, Chapter 3, Article 1, Article 1, ARS 33-303 of the Arizona revised statutes (relating to discrimination by the landlord against a tenant with children) or the “familial” provision of the Federal Fair Housing Act of 1988 (Public Law 100-430) or any other provisions of law that may exist from time to time).
