SUNLAND VILLAGE – MESA

Sunland Village is a well-established 55+ adult community in Mesa, Arizona. There are 2,500 single-family and condominium homes. The homes are designed for an affluent lifestyle that offers affordable resale homes with various popular floor plans designed with active adult living in mind. The single-family and condominium homes range from 850 to 2,060 square feet with two or three bedrooms and one or two bathrooms. Most homes have spacious open floor plans, beautiful master suites with walk-in closets, large suite-type bathrooms, and dens.

Sunland Village 2021 HOA Fees

  • Monthly Fee = Monthly fees vary & apply to condos/patio homes only.
  • Resale Disclosure Fee = $215.00 (seller fee)
  • Capital Improvement Fee = $1,400.00 (one time)
Sunland Village Age Restriction

Occupancy of residences within Sunland Village shall be restricted so that one resident who will reside in each unit is at least fifty-five (55) years of age. No person under forty-five (45) years of age may reside in a residential unit for a total of more than (60) days during any consecutive twelve-month period. Provided, however, the spouse (regardless of age) of a resident owner of record who is fifty-five (55) years of age or older shall be deemed a resident and further provided, an unmarried person over (18) years of age may reside in a residential unit with his or her parent(s). A maximum of 1 person, age 19 or over, who serves as a caregiver to the resident may also occupy the unit. This provision shall not be applied with respect to a residential unit in such a way that it violates Title 33, Chapter 3, Article 1, Article 1, ARS 33-303 of the Arizona revised statutes (relating to discrimination by the landlord against a tenant with children) or the “familial” provision of the Federal Fair Housing Act of 1988 (Public Law 100-430) or any other provisions of law that may exist from time to time).
