MountainBrook Village: A 55+ Buyer’s Guide
An active-adult golf community tucked at the base of the Superstition Mountains in Gold Canyon — big mountain views, two golf courses, cooler air than the Valley floor, and hiking trails right out the back door.
MountainBrook Village sits in Gold Canyon, about 30 miles east of Phoenix at the foot of the Superstition Mountains. It’s a mid-sized 55+ community — roughly 1,659 homes — built around golf, an active social calendar, and some of the best mountain scenery of any active-adult community in the Valley. If you want a retirement community that feels a little more tucked-away and scenic than the big Sun Cities, this is one to see.
The setting: mountains, cooler air, and trails
This is the reason people fall for Gold Canyon. MountainBrook Village looks straight onto the back side of the Superstition Mountains — the kind of view most communities charge a premium lot for, and here it’s part of daily life. Sunrise and sunset on those cliffs are the whole show.
Gold Canyon also sits a bit higher than central Phoenix — around 2,000 feet, versus roughly 1,100 on the Valley floor. It’s a modest difference, but locals will tell you it takes a little of the edge off the summer heat. And you’re minutes from real hiking: the Hieroglyphic, Peralta, and Lost Goldmine trails all thread through the Superstition foothills nearby.
Golf at MountainBrook
Golf is at the center of life here. MountainBrook Village is built around two semi-private 18-hole championship golf courses — the MountainBrook Village course and the neighboring Gold Canyon Golf Resort courses — with rolling greens, generous fairways, and desert-and-mountain backdrops on nearly every hole. There are several ways to play, from resident rates to memberships; ask us about the current options, because they change.
Golf-course homes are their own search here. If a fairway or mountain view out the back is on your must-have list, use the golf course homes link above — they’re a distinct slice of the market and they move.
Amenities & the social side
For a community its size, MountainBrook packs in a lot. The amenity complex includes a fitness center, two outdoor pools, hobby and craft rooms, a computer lab, a library, billiards, and a ballroom. Outside there are tennis, pickleball, and bocce courts.
What really keeps people busy is the calendar. There’s a full-time activities director and 50-plus clubs and interest groups — band, cards, ceramics, book clubs, bowling, bocce, bunco, and on and on. If you want a community where it’s easy to meet people and fill a week, this one delivers without being overwhelming.

Most buyers don’t know how many 55+ communities the Valley has until they ride with me. We spend a day driving the communities and walking the clubhouses — we burn my gas, not yours — then focus on homes only in the ones you actually like. Gold Canyon shows beautifully in person.

Single-family, golf course, and townhomes — updated all day.
Single-Family TownhomesHomes here
MountainBrook Village offers single-family homes, golf-course homes, and townhomes — a range that fits a lot of budgets, from lock-and-leave townhomes for snowbirds to larger view homes on the golf. Because the community has been established for a while, condition and updates vary home to home, so the mechanicals and any view premium are worth a careful look. That’s exactly what we go through with you before you write an offer.
One note on fees: the townhomes, condos, and patio homes carry an additional monthly fee on top of the community HOA, and what it covers varies by association. We never assume — we pin down the exact amount and what’s included, in writing, before you commit.
Fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| HOA (semi-annual) | $698 × 2 = $1,396/yr | About $116/month |
| Townhome / condo / patio monthly fee | Varies | On top of HOA — verify per property & what it covers |
| Capital improvement fee | $1,396 | One-time |
| Transfer fee | $155 | One-time |
| Resale disclosure fee | $245 | One-time (seller pays) |
At closing you’ll pay about $1,551 in one-time buyer fees on a single-family home. Golf is separate, and attached homes add a monthly fee. We confirm every figure with the association before you commit.
Fees are current for 2026 as provided and subject to change.

A little. Gold Canyon sits around 2,000 feet versus roughly 1,100 on the Valley floor, so it can run a touch cooler and gets those big Superstition Mountain views. It’s still the Sonoran Desert — summers are hot — but the setting is a real draw.
