MountainBrook Village: A 55+ Buyer’s Guide to Gold Canyon
Planning a retirement move to the East Valley? This active-adult golf community sits at the foot of the Superstition Mountains in Gold Canyon. You get big mountain views, golf close at hand, slightly cooler air than the Valley floor, and hiking trails right out the back door.
MountainBrook Village sits in Gold Canyon, about 30 miles east of Phoenix at the foot of the Superstition Mountains. In fact, it’s a mid-sized 55+ community of roughly 1,659 homes, and it’s built around golf, an active social calendar, and some of the best mountain scenery of any active-adult community in the Valley. So if you want a retirement community that feels a little more tucked away and scenic than the big Sun Cities, this is one to see.
From founder Jarl Kubat
Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ and retirement communities, in the West Valley and the East Valley. He lives in Arizona Traditions in Surprise, on the other side of the Valley. Even so, Gold Canyon is a regular stop on our East Valley tours, because buyers who want mountains and a quieter pace usually ask about it. So before you fall for a view, we check the things that matter most here: the age of the home, the condition of the mechanicals, and what that view premium is really worth.
The MountainBrook Village market right now
Of course, the first thing buyers ask us is simple: is anything actually selling here? So here’s the latest picture, as of our last report.
As of late September 2026 · all home types · refreshed quarterly
What homes cost: Over the last 90 days, homes sold from about $314,000 to about $539,000, averaging near $435,000. Overall, that works out to roughly 96% of list price, about $251 a square foot, and around 114 days on the market. Right now, the 16 MountainBrook Village homes for sale are asking from about $320,000 to $650,000.
Most sales were 2 and 3 bedroom resales built from 1990 to 2002. However, ranges shift as homes get reduced and as the market changes, so call or text (480) 710-6326 to verify today’s numbers. You can also compare communities on our Arizona 55+ market update.
The setting: mountains, cooler air, and trails
This is the reason people fall for Gold Canyon. MountainBrook Village looks straight onto the back side of the Superstition Mountains. That’s the kind of view most communities charge a premium lot for, and here it’s part of daily life. In fact, sunrise and sunset on those cliffs are the whole show.
Gold Canyon also sits a bit higher than central Phoenix, at around 2,000 feet versus roughly 1,100 on the Valley floor. It’s a modest difference, but locals will tell you it takes a little of the edge off the summer heat. Besides that, you’re minutes from real hiking: the Hieroglyphic, Peralta, and Lost Goldmine trails all thread through the Superstition foothills nearby.
MountainBrook Village golf
Golf is at the center of life here. At last check, the community has two semi-private 18-hole championship courses close at hand: the MountainBrook Village course and the neighboring Gold Canyon Golf Resort. Also, both offer rolling greens, generous fairways, and desert-and-mountain backdrops on nearly every hole. There are several ways to play, from resident rates to memberships, so ask us about the current options, because they change.
If you searched for the “Mountain Brook golf course” in AZ, this is the one people usually mean. Keep in mind that golf here is a separate operation, not owned by the HOA, so your HOA dues don’t pay for golf. Meanwhile, for tee times and rates, check with the course directly.
Golf-course homes are their own search here. If a fairway or mountain view out the back is on your must-have list, use the golf course homes link. Golf-course lots are a distinct slice of the MountainBrook Village homes for sale, and they move. To compare golf communities across the Valley, see our golf course homes guide.
Amenities, pickleball, and the social side
For a community its size, MountainBrook packs in a lot. The amenity complex includes a fitness center, two outdoor pools, hobby and craft rooms, a computer lab, a library, billiards, and a ballroom. Outside, there are also tennis, pickleball, and bocce courts. Of course, these courts are community-owned amenities, part of what your HOA dues support. To see how the courts here compare, visit our Arizona 55+ pickleball communities hub.
What really keeps people busy, though, is the calendar. There’s a full-time activities director and 50-plus clubs and interest groups, from band, cards, and ceramics to book clubs, bowling, bocce, and bunco. As a result, it’s easy to meet people and fill a week here without feeling overwhelmed.
Not sure MountainBrook is the one? See it on the tour.
In fact, most buyers don’t know how many 55+ communities the Valley has until they ride with us. We spend a day driving the communities and walking the clubhouses, and we drive, so it’s our gas, not yours. Then we focus on homes only in the ones you actually like. Above all, Gold Canyon shows beautifully in person.

One note on fees: the townhomes, condos, and patio homes carry an additional monthly fee on top of the community HOA, and what it covers varies by association. We never assume. Instead, we pin down the exact amount and what’s included, in writing, before you commit.

The recorded rules that shape daily life at MountainBrook Village
We read the recorded documents for this Gold Canyon community, so you know what you’re buying into before you look at MountainBrook Village homes for sale.
| Rule | What the recorded CC&Rs say |
|---|---|
| Age | The community operates as a 55+ community. The recorded neighborhood declaration we have sets up maintenance and assessments, while the 55+ age figures live in the master declaration. So we confirm the exact current age rule with the association for you before you write an offer. |
| Low-maintenance living | Here’s a real draw: the association handles front-yard landscaping and exterior paint, so it’s genuinely lock-and-leave friendly. |
| Association structure | It’s a multi-tier setup, with a neighborhood association under the Mountainbrook and Gold Canyon Ranch master associations. As a result, exterior changes need approval at more than one level, and there’s more than one assessment. We confirm the combined dues on any specific home. |
| Privacy walls | Also, privacy walls and screens are limited to about 32 inches in the regulated locations (to protect the mountain and golf views), and any exterior wall change needs architectural approval. |
Golf-adjacent, and the course isn’t the HOA’s
Many homes here back to Gold Canyon’s open space and golf. However, golf is a separate resort operation, not owned by the HOA. In other words, golf play and fees are separate from your dues. We’ll confirm current golf access and the exact age rule together once the master documents are in hand.
Age rules follow federal housing-for-older-persons law and the community’s recorded CC&Rs. Confirm current rules with the association before you buy.
Is MountainBrook Village the right retirement community for you?

- Want an active social scene, with 50+ clubs and an activities director.

Community basics
Is MountainBrook Village a 55+ community?
Yes. MountainBrook Village operates as an age-restricted 55+ active adult community in Gold Canyon. As with most 55+ communities, federal law allows a little flexibility for some homes without a resident 55 or older. The exact age figures live in the master documents, so we confirm how the rule works for your situation before you write an offer.
Is MountainBrook Village a retirement community?
Yes, in the everyday sense. It’s a 55+ community built around golf, clubs, and mountain views, and many people planning a retirement move to the East Valley put it on their list. However, it isn’t assisted living. Instead, it’s a neighborhood of single-family homes and townhomes for active adults.
Is it gated?
No, MountainBrook Village is not gated. In fact, it’s an open, established community, which is part of what keeps the HOA reasonable. If a gate is a must-have, we can show you gated options nearby.
Golf and amenities
How’s the golf?
Golf is the heart of the community. At last check, there are two semi-private 18-hole championship courses close at hand: the MountainBrook Village course and the neighboring Gold Canyon Golf Resort. There are several ways to play, from resident rates to memberships, so ask us for the current structure, since it changes.
Is there pickleball?
Yes. There are pickleball, tennis, and bocce courts at the amenity complex. They’re community-owned amenities, part of what your HOA dues support. So ask us for the current court count and club details.
Is it cooler up there than Phoenix?
A little. Gold Canyon sits around 2,000 feet versus roughly 1,100 on the Valley floor, so it can run a touch cooler, and it gets those big Superstition Mountain views. It’s still the Sonoran Desert, and summers are hot, but the setting is a real draw.
