Here’s which gated 55+ communities in the Valley have a gate, which are guard gated 55+ communities, and which aren’t gated at all. In fact, “gated” and “guard gated” aren’t the same thing, and the difference changes how a community feels to live in.
Gated vs. guard gated: the difference matters
Almost every listing site uses “gated” as a catch-all. However, these are two different living experiences, and buyers who assume they’re the same often get a surprise after they move in.
- Gated The community has a gate, but no guard. Instead, you’ll have a code or a clicker, and so will your visitors.
- Guard gated A guard is on duty around the clock. Residents get a windshield transponder and drive straight through, so the guard stop is for visitors. It’s the higher level of control, and it usually shows up in the HOA dues.
- Not gated There’s no gate at all. Still, plenty of excellent 55+ communities are wide open, including some of the largest and best known in the Valley.
Neither one is automatically better. A guard adds real peace of mind, especially if you leave for months at a time. On the other hand, it adds cost, and your guests stop at a gate house. So it’s worth talking through before you narrow your list.

West Valley guard gated 55+ communities

These gated 55+ communities have a gate and a code, but nobody staffs it. In other words, they’re often a quieter, lower-dues way to get the privacy of a closed community.

These have gates, too. They’re smaller, more specialized, or built around patio homes, townhomes, park models, and manufactured homes on owned land. So several are worth a serious look if you want low maintenance or a lower price point.

Gated golf communities that aren’t age-restricted
These aren’t 55+ communities, but we still get real calls about them, because they live the way a resort community lives. As a result, a lot of active adults end up choosing one. With no age restriction, though, the rules and the neighborhood mix are different.

Buyers ask us about these constantly, so here they are plainly. In fact, several are among the best-known and best-run communities in Arizona. Also, no gate doesn’t mean no security: Sun City, Sun City West, and Westbrook Village all have volunteer Sheriff’s Posse patrols.

Is The Grand (formerly Sun City Grand) gated?
No. The Grand is an open community with no gate. However, if you like its lifestyle and want a gate, we can show you nearby gated options such as Corte Bella or Arizona Traditions.
Is Sun City West gated?
No, Sun City West has no gate. Instead, Corte Bella next door is the gated Del Webb option in that area.
Are guard gated retirement communities in Arizona worth the higher HOA fees?
For many buyers, yes, especially snowbirds who leave for months. Still, a guard adds cost, so compare dues on our Arizona 55+ HOA fees page first.
Do my guests need a code at a gated community?
At a gate with no guard, guests usually use a code or call box. At a guard gate, by contrast, you add guests to a list, and the guard lets them in.
A gate is easier to judge in person than online.
