Valuefor Scottsdale

Terravita is a guard-gated country-club community in north Scottsdale, built by Del Webb. It’s the kind of place that surprises people: the setting and amenities feel every bit “Scottsdale country club,” but the price of entry is one of the friendlier ones in the area. And after a recent round of renovations, it shows beautifully.

Not age-restricted — but it lives like an active-adult community

An honest note on age: Terravita is not a 55+ community — there’s no age restriction. But in practice, the large majority of residents are 55 and over, and it carries the calm, active-adult feel that comes with that. So it’s a natural fit for retirement-minded buyers who want the country-club lifestyle without the formal age rule — and it works for buyers who aren’t quite there yet, too.

Freshly renovated, and a Scottsdale value

Two things make Terravita stand out. First, it’s been substantially renovated in the last few years — the bar and restaurant especially are really nicely done, and the whole club feels current rather than dated. Second, and unusually for Scottsdale: it’s one of the lowest-priced country-club communities in the city. Scottsdale country-club living usually comes with a Scottsdale price tag; Terravita is the exception that lets more buyers in the door.

Golf & amenities

Terravita is built around a private golf course, with a full country-club amenity set — clubhouse, the renovated bar and restaurant, a health and fitness center, pool, and tennis, plus the social calendar of an established club community. Membership structures for golf and the club vary; we’ll walk you through the current options and what’s required versus optional for the home you’re considering.

Homes & floor plans

Terravita is a Del Webb community, so it has a defined set of floor plans — which makes shopping here refreshingly clear once you know them. Whether you want a single-level home near the club or a quieter lot with mountain and desert views, we can help you compare the plans and find the ones that tend to hold their value. Ask us for the Terravita floor-plan set when you’re narrowing things down.

Fees (2026)

Fee2026 amountNotes
HOA (quarterly + monthly)$486/qtr + $321/moBoth apply — roughly $5,796/year combined (~$483/month)
Capital improvement fee$12,000One-time — notably high; part of the true cost of entry
Transfer fee$400One-time

Two honest flags. First, Terravita bills both a quarterly and a monthly HOA — together about $5,796 a year — so don’t judge it on one line alone. Second, the $12,000 one-time capital improvement fee is high, and it’s a real part of your cost to get in; budget for it up front. Golf and club memberships are separate. We confirm every figure with the association before you commit.

Fees are current for 2026 as provided and subject to change.

Frequently asked questions

Is Terravita a 55+ community?

No — it’s not age-restricted. But the large majority of residents are 55+, so it has an active-adult feel. It suits retirement-minded buyers who want the lifestyle without the formal rule, and works for younger buyers too.

Why are there two HOA fees?

Terravita bills both a quarterly and a monthly HOA. Together they run about $5,796 a year (~$483/month). Always read them together rather than judging the community on one line.

What’s the $12,000 fee?

It’s a one-time capital improvement fee — notably high, and a real part of your cost to get in, so budget for it up front. Golf and club memberships are separate on top.

Is it really a value for Scottsdale?

Relatively, yes — Terravita is one of the lower-priced country-club communities in Scottsdale, which usually commands a premium. Pair that with the recent renovations and it’s a genuine standout. We can compare it to the other Scottsdale-area clubs.
