Sunland Springs Village is the newest of the four 55+ communities built by Farnsworth Homes in Mesa. It opened in 1997 and grew into a 900-acre community of nearly 2,900 homes, wrapped around Mesa’s only 27-hole golf course. It blends the friendly, established feel of the older Farnsworth communities with newer homes, taller ceilings, and a genuinely resort-style recreation center. If you want golf, pickleball, and an active social calendar in an East Valley community that still offers good value, it’s a strong choice.

Sunland Springs Village is in southeast Mesa, near US 60 and the growing east side of the Valley. Shopping, restaurants, and medical care are close by, and you have easy access to the freeways for the rest of the Valley. You’re also near the Superstition Mountains and the outdoor recreation of the far East Valley. It’s a convenient, settled location with room to breathe.
How the homes were built — block vs. frame
Here’s something we can tell you that most listings won’t: how a Sunland Springs Village home was actually built. Farnsworth built the first half of the community in block (masonry), like their older Mesa communities. Then, around 2012 to 2015, they switched to frame (stick-built) construction so the homes could have taller 9- and 10-foot ceilings and stay competitive with newer communities. You could still order a block home on certain floor plans, but it was an upgrade.
Why it matters: two homes here can be built two different ways — and it affects ceiling height, the feel of the home, energy efficiency, and sometimes resale. We’ll always tell you exactly how a specific home was built before you make an offer. It’s the kind of detail that’s easy to miss and important to get right.
Homes at Sunland Springs Village
You’ll find two main kinds of homes here: detached single-family homes and single-level garden condos (attached homes). Sizes and styles vary, and because the community was built over roughly two decades, you’ll see both the earlier block homes and the newer frame homes with taller ceilings. That range means there’s often something to fit different budgets and tastes. We’ll pull the details — including how it was built — on any home you like.
A note on pets
Single-family homes here are pet friendly. But some of the garden condos and attached homes have their own pet rules — and a few restrict pets entirely. If you’re looking at a condo or attached home and pets matter to you, don’t fall for it before we confirm the pet policy on that specific unit. It’s a quick check, and an important one.
Golf at Sunland Springs
The Sunland Springs Golf Club is the only 27-hole golf facility in Mesa. Designed by Jeff Hardin, it’s a par-65 executive-style course — shorter and very playable, measuring about 4,732 yards from the longest 18-hole layout. Executive courses like this are popular with active adults: quicker rounds, less walking, and easier on the body, without giving up real golf. The 27 holes also mean more variety and shorter waits. Amenities & daily life
The recreation center is the hub of the community, and it’s genuinely resort-style:
