Sunland Village is one of Mesa’s most established and well-loved 55+ communities. Built by Farnsworth Homes between 1974 and 1984 — their second active-adult community — it grew into a friendly neighborhood of 2,685 homes with its own golf course, three pools, and a packed calendar of clubs and activities. Where Sunland Village sits
Sunland Village is in southeast Mesa, near US 60 and Superstition Springs, so shopping, restaurants, and medical care are all close by. You have quick freeway access to the rest of the Valley and an easy drive toward the Superstition Mountains for hiking and the outdoors. It’s a convenient, established location where everything you need day to day is nearby.
Two sides of Greenfield Road
Sunland Village has two halves, split by Greenfield Road. The east side is the original side — it has the main clubhouse, the golf course, Rochester’s restaurant, and most of the community’s activities. The west side is a smaller group of homes with its own small clubhouse. One thing worth knowing: the patio homes on the west side cannot be rented out — so if renting ever crossed your mind, that matters. We’ll always tell you which side a home is on and what the rules allow.
Age rules
Sunland Village is an age-restricted 55+ community. As with most 55+ communities, the exact rules on who can live there — and any limited allowance for younger residents — are set in the community’s governing documents. Rules like these can change, and they aren’t always easy to find. Before you buy, we’ll confirm the current age rules for you so there are no surprises.
Homes at Sunland Village
Sunland Village has a nice mix: single-family homes, patio homes, and condos (some in low-rise buildings up to four stories, with each unit on a single level). The homes were built by Farnsworth in block (masonry) construction. Here’s a piece of local history worth knowing: back then, the City of Mesa capped block walls at eight feet, so ceilings here are generally eight feet. A small number of homes built in the later years of the community were vaulted for extra height — but those are hard to find. It’s the kind of detail we can help you spot.
Because the community dates to the 1970s and ’80s, condition and updates vary from home to home — some are beautifully remodeled, others more original and priced accordingly. That range is good news if you’re watching your budget.
A note on pets
In Sunland Village, pets are not allowed in the patio homes, townhomes, or condos — only the single-family homes are pet-friendly. So if having a pet is important to you, focus your search on the single-family homes here. We’ll make sure any home you consider fits your pet situation.

Golf at Sunland Village
Sunland Village is built around its own 18-hole golf course — an executive-length, par-62 layout that’s shorter and very playable. Executive courses like this are a favorite with active adults: quicker rounds, less walking, and easier on the body, without giving up the game. At the clubhouse you’ll find Rochester’s restaurant, which has been a community gathering spot for decades.
