One of East Mesa’s friendliest and most affordable 55+ golf communities — a Farnsworth-built favorite with its own 18-hole course, two clubhouses, and some of the lowest HOA fees in the entire Valley. A place I know well, because I lived here.
Sunland Village East is an active-adult golf community of about 2,435 homes in East Mesa, built by Farnsworth between 1984 and 2001. With more than 4,000 residents, it hits a sweet spot: big enough for a packed calendar of clubs and activities, small enough to feel like a hometown where you actually know your neighbors. It’s affordable, it’s lively, and — full disclosure — it’s a community I lived in myself, so I’ll tell you about it straight.
A little insider knowledge on the homes
Here’s something most agents can’t tell you. Sunland Village East was built by Farnsworth Homes, and back then the City of Mesa capped perimeter block walls at 8 feet — which limited how tall a single-story home could feel. Farnsworth’s answer was to vault the ceilings in the living areas to open the homes up. So when you walk into a Sunland Village East home and the great room feels bigger and brighter than the square footage suggests, that’s why. It’s a small thing that makes these homes live larger than their size — and it’s the kind of detail that comes from actually knowing a community.
Golf, two clubhouses, and a lot to do
The community is anchored by its own 18-hole executive golf course — and it’s open to the public, so you can play without a private membership, then grab a bite at the clubhouse’s Fat Willy’s restaurant. Beyond golf, Sunland Village East has two clubhouses with a fitness center, restaurant, and hobby rooms, plus three pools, six lighted tennis courts, bocce, and shuffleboard. The craft and activity side is genuinely deep — arts and crafts, ceramics, a woodshop, lapidary, sewing, stained glass, and more. If you want to stay busy, you will.
Homes here
Sunland Village East offers single-family homes and low-maintenance, single-level townhomes, and both come in golf-course-lot options if you want a fairway view. The townhomes are the lock-and-leave choice for snowbirds and travelers. Because the community was built from the mid-1980s into the early 2000s, condition and updates vary home to home — and having lived here, I know what to look for. Not gated — and that’s just fine here
Sunland Village East isn’t gated, and you shouldn’t let that give you pause. It’s a genuinely lived-in community — a big share of residents are here year-round, neighbors look out for one another, and there’s an active community network that spreads the word fast if anything’s amiss. When I lived here, that neighborly watchfulness was as reassuring as any gate. A gate is a preference, not a requirement, and Sunland Village East proves it.

Because of how Farnsworth built them. Mesa capped block walls at 8 feet when the community was built, so Farnsworth vaulted the ceilings in the living areas to open the homes up. The great rooms live larger than the square footage suggests.
Are the HOA fees really that low?
