It’s the one to look at if you want a newer home and the most golf — it wraps around Mesa’s only 27-hole golf facility. Newer homes, higher ceilings, good value
Because Sunland Springs Village kept building later than the other two Sunlands, many of its homes are newer — the phases built from about 2012 to 2015 are frame construction with 9- to 10-foot ceilings, which gives them a bright, current feel. Pair that with a low annual HOA and it’s one of the better newer-home values in east Mesa.

Golf, pickleball & daily life
The headline amenity is the golf: Sunland Springs Golf Club is a 27-hole executive facility — the only 27-hole course among Mesa’s active adult communities. It’s laid out as three nines — Four Peaks (par 31), San Tan (par 33), and Superstition — each named for the mountain range you aim at off the first tee, and you play any two of the three for an 18-hole round (roughly par 64–65). Designed by executive-course specialist Jeff Hardin, it gives you more variety than a standard 18.
The rec center is resort-style: a 13,000-square-foot auditorium and ballroom, a resort pool plus a lap pool and spa, a fitness center, tennis and bocce, and a card room, library, and woodworking shop. Pickleball players have a dedicated club with 12 outdoor courts (permanent nets and lines, lighted for evening play).
