Rio Verde Country Club: A 55+ Buyer’s Guide
An established private country-club community northeast of Scottsdale, where the social membership comes built into your HOA. Golf, dining, and resort amenities in a quiet desert setting — with one of the cleaner ownership stories of any club community.
New to the area? Rio Verde is a corridor of golf communities NE of Scottsdale — and the wider area is a mix of ranches and family homes. This is the 55+ country-club piece.
Read the full Rio Verde area guide →Rio Verde Country Club is the classic, established country-club community of the Verde River corridor. It’s genuinely 55+, genuinely private, and it sits in that quiet, low-density stretch northeast of Scottsdale where the desert opens up and the pace slows down.
The social membership is built into the HOA
This is the part buyers appreciate once they understand it. At Rio Verde Country Club, every resident is automatically a social member of the private club, and that social membership is included in your HOA fee. You don’t write a separate check to “join” — access to the clubhouse, dining, and social side of the club comes with living here.
Golf is the one thing that’s separate: the social membership doesn’t include golf privileges, so if you play, you add a golf membership on top. Fair and simple — golfers pay for golf, everyone gets the club.
Compare that to some club communities (Trilogy at Verde River, or Blackstone over in Peoria) where you buy a separate social membership on top of the HOA. Rio Verde folds it in. We’ll show you exactly how the numbers land for the home you’re considering.
You don’t have to live here to join
The club is open beyond the gates: non-residents can join Rio Verde Country Club too, and there are full-golf and other membership options for both residents and non-residents. It keeps the club active and the calendar full — good news whether you’re buying here or just want to play.
Homes here
Rio Verde Country Club is single-family homes plus condos and patio homes — a nice range, from lower-maintenance attached homes for snowbirds to full single-family homes on the golf and desert. There are no townhomes here (if a townhome is what you’re after, its neighbor Tonto Verde has them). Because it’s an established community, homes vary in age and updates, so the condition and any view premium are worth a careful look — which is exactly what we do with you before you offer.

| Fee | 2026 amount | Notes |
|---|---|---|
| Annual HOA | $5,269 | About $439/month — includes the club social membership |
| Condo / patio monthly fee | Varies | Attached homes only — verify per property |
| Transfer fee | $400 | One-time |
The headline is that HOA fee carries the social club — so it’s higher than a plain HOA, but it’s doing more. Golf memberships are separate and optional. We confirm every figure with the association and the club before you commit.

Do I have to join the club?
You’re automatically a social member — it’s included in your HOA. So there’s no separate “joining” for the social side. Golf is the exception: it’s a separate, optional membership on top.
Is the social membership really included in the HOA?
Yes. That’s what makes Rio Verde’s structure clean: the HOA fee (about $439/month) folds in the private club’s social membership, so clubhouse and dining access come with living here. Golf privileges are separate.
Are there townhomes?
No — Rio Verde Country Club has single-family homes plus condos and patio homes, but no townhomes. Its neighbor Tonto Verde does have townhomes if that’s what you want.
Can non-residents join the club?
Yes — the club offers memberships to non-residents as well as residents, including full-golf options. It keeps the club busy and the social calendar active.
