Trilogy at Verde River: A Buyer’s Guide
The newest community in the Verde River corridor — a Shea resort community built around the Verde River Golf & Social Club. Contemporary homes, a modern resort lifestyle, and no age restriction, so it fits buyers who want the good life a little earlier.
New to the area? Rio Verde is a corridor of golf communities NE of Scottsdale. Trilogy at Verde River is the newest, and the one that’s not age-restricted.
Read the full Rio Verde area guide →Trilogy at Verde River is Shea’s resort community along the Verde River, and it’s the modern one of the three. Where Rio Verde Country Club and Tonto Verde are established 55+ clubs, Trilogy brings newer homes, a fresh resort clubhouse, and — importantly — no age restriction.
Not 55+ — and that’s the point
Trilogy at Verde River is an all-ages resort community. That makes it the natural landing spot for a specific kind of buyer: someone who loves the golf-and-resort lifestyle but isn’t ready for a 55+ address — whether that’s because of age, a working spouse, or family who visits and stays. You get the Trilogy amenities and the Verde corridor setting without the age rule.
If you specifically want an age-restricted community, its two neighbors — Rio Verde Country Club and Tonto Verde — are both genuinely 55+. We can compare all three so you land in the right one.
The Verde River Golf & Social Club
Life here centers on the Verde River Golf & Social Club — golf, a modern clubhouse, dining, resort pool, fitness, and the packed Trilogy social calendar. It’s the contemporary, amenity-forward experience Trilogy is known for, set against the desert and river scenery of the corridor.
How the membership works here is different from its neighbors. At Rio Verde and Tonto Verde the social membership is bundled into the HOA. At Trilogy at Verde River there’s a separate one-time club membership (the Initial Social Membership) on top of your HOA, with a large share of it refundable when you sell — and golf is a further upgrade. We’ll walk you through exactly what’s required and what it costs before you commit.
Homes here
Trilogy at Verde River is single-family homes — newer, contemporary floor plans, many with mountain or golf-course views. Because Shea has built here in recent years, you’ll find homes in excellent modern condition, though as always we’ll go through the specifics of any home with you. Use the search above for all homes, including the mountain-view and golf-course-view listings.

| Capital improvement fee | $3,116 | One-time |

Is Trilogy at Verde River a 55+ community?
No — it’s an all-ages Shea resort community, not age-restricted. That’s part of its appeal for buyers who want the golf-and-resort lifestyle but aren’t ready for a 55+ address. Its neighbors Rio Verde Country Club and Tonto Verde are both 55+.
What’s the club membership cost?
There’s a one-time Initial Social Membership of $9,550 on top of the HOA, a large share of which is typically refundable when you sell. Golf is a separate, further membership. We’ll confirm the current amounts and refund terms with the club.
How is it different from the other Verde communities?
It’s newer, all-ages, and uses a separate club-membership buy-in rather than bundling the social membership into the HOA like Rio Verde and Tonto Verde do. Homes are more contemporary. Different structure, different feel — we can compare them side by side.
Are the homes new?
They’re recent-build, contemporary Shea homes — many with mountain or golf-course views — so they tend to be in excellent modern condition. We’ll still go through the specifics of any individual home with you.
