Eagle’s Nest is the original side of PebbleCreek — where Robson started, in Goodyear, and where the community’s character was set. It’s guard gated, fully built out, and it has one distinction that no other part of PebbleCreek can claim.

New to PebbleCreek? Eagle’s Nest is one of the two sides. Your HOA fees cover both sides — all 54 holes, both fitness centers, all 36 pickleball courts — and a golf-cart tunnel under PebbleCreek Parkway connects them.

Every home here is Integra block. Here’s why that matters.

This is the single most important thing to understand about buying on Eagle’s Nest, and almost nobody will tell you about it.

Every home on the Eagle’s Nest side was built of Integra block — an insulated concrete block system — rather than the wood-frame “stick-built” construction used in most Arizona homes. Robson built this way for years. On the Tuscany Falls side they eventually stopped, because block got too expensive to keep competing with other builders. But on Eagle’s Nest, they never had to stop. It’s all block, every home, no exceptions.

What block construction actually gets you

  • It’s quieter. Mass blocks sound. Jets, traffic, the neighbor’s dog — a block wall simply stops more of it than a wood-frame wall does. In this part of Goodyear, that is not an academic point.
  • It holds temperature. Thermal mass means the house doesn’t swing as hard with the Arizona sun. Many owners report the AC cycling less in July.
  • It’s solid. Ask anyone who lives here. “Solid” is the word that comes up over and over — walls that don’t flex, doors that close with weight behind them.
  • It doesn’t feed termites. Not a small thing in Arizona.

Why we bring it up: because when you’re comparing two PebbleCreek homes that look identical in the listing photos, they may not be built the same way at all. A block home and a stick-built home are two different products. If block matters to you — for the quiet, for the efficiency, or just because you like how solid it feels — then Eagle’s Nest is where you don’t have to check. It’s all block.

Construction methods and their benefits vary by home, age, and how the home has been maintained. Always have any home you’re buying inspected by a licensed inspector.

Golf — the Eagle’s Nest course

The Eagle’s Nest course is the original 18 at PebbleCreek, and residents are fond of it for a specific reason: it’s fun to play. Seven lakes wind through it, the White Tank Mountains sit on the horizon, and it doesn’t set out to humiliate you. If you’re a golfer who wants a good walk and a fair test rather than a four-hour beating, this is your course.

The clubhouse has a fully stocked pro shop, and there’s a practice range just east of it.

And you’re not limited to 18. Your dues cover all of PebbleCreek, so Tuscany Falls’ 36 holes are yours too. Fifty-four holes, one community.

The Eagle’s Nest clubhouse — and breakfast

Here’s a small thing that residents talk about a lot. The Eagle’s Nest Restaurant & Lounge serves breakfast seven days a week.

That sounds minor until you live it. It means a standing Tuesday breakfast with the same four people. It means walking in alone and finding someone to sit with. In a 55+ community, a place that’s reliably open every single morning does more for how connected you feel than most amenities on the brochure.

There’s also a genuinely nice bar looking straight out over the golf course — the kind you end up at after a round and stay at longer than you planned. It’s where a lot of the friendships on this side actually get made.

Fitness, courts & what’s on this side

Eagle’s Nest Fitness Center

In the clubhouse. Cardio machines, a full line of weight equipment and free weights, full locker rooms with steam rooms, an outdoor pool, a lap pool, and a spa.

Bocce — the big one

Eight lighted, state-of-the-art bocce courts right by the clubhouse, plus four more at Sunrise Park. The Bocce Association runs leagues September through mid-May.

Tennis

Six lighted Plexicushion courts at the Eagle’s Nest sports complex, with an active club managing play.

Sunrise Park

Four bocce courts, four horseshoe pits, restrooms, and a pavilion. A quieter corner of this side.

The community’s 36 pickleball courts and the heated indoor lap pool are over on the Tuscany Falls side — but they’re covered by your dues, and the golf-cart tunnel gets you there in minutes. Nothing is off-limits to you.

Robson finished building here. Eagle’s Nest is fully built out, so every home on this side is a resale. There is no new construction, and there are no townhomes on Eagle’s Nest — those are all on the Tuscany Falls side.

Don’t read “resale” as a downside. In a finished community, the landscaping is in and mature, the window coverings are hung, the appliances are installed, and somebody else already paid for all of it — three things a builder’s base price almost never includes. The trees have grown up. There’s no construction traffic and no dust.

What it does mean is that inventory is your constraint. You can’t order what you want; you wait for it. Which is exactly why the watch list above matters more here than on a side that’s still building.

Don’t skip the two-story homes. Eagle’s Nest has some, and most buyers scroll right past them assuming stairs. But the primary bedroom is on the main floor — you live entirely downstairs, and the upstairs bedrooms are there for visiting family. Yes. Every home on the Eagle’s Nest side was built of Integra block. Robson never switched here — the change came later, on the Tuscany Falls side. So if block construction matters to you, this is the side where you don’t have to verify it home by home.

Why does block construction matter?

Three practical reasons. It’s quieter — mass stops sound, which matters with Luke Air Force Base a few miles north and the Loop 303 to the west. It holds temperature better, so the AC works less in July. And it doesn’t feed termites. Owners here consistently describe the homes as feeling solid, and that isn’t just talk — a block wall behaves differently than a wood-frame one.

Can I use the Tuscany Falls amenities?

Yes, all of them. Your HOA fees are identical on both sides and cover the entire community — all 54 holes, both fitness centers, all 36 pickleball courts, the heated indoor lap pool, the Creative Arts Center. And you don’t even have to get on the road: a golf-cart tunnel runs under PebbleCreek Parkway and connects the two sides.

Are there townhomes on Eagle’s Nest?

No. Townhomes at PebbleCreek are only on the Tuscany Falls side, and they carry an additional monthly fee for exterior maintenance. If a low-maintenance townhome is what you’re after, look there.

Can I buy a brand-new home on Eagle’s Nest?

No — this side is completely built out, so every home is a resale. Robson is still building on the Tuscany Falls side, but with very few lots left. If a new home matters, don’t wait.

What are the HOA fees on Eagle’s Nest?

The same as the rest of PebbleCreek: $1,761 semi-annually for 2026 — about $294 a month. At closing there’s a $3,522 capital improvement fee (one year of dues), a $400 transfer fee, and a $350 resale disclosure fee that the seller pays. No townhome fee applies here. Golf is separate. Confirm current figures with the association.

Is Eagle’s Nest gated?

It’s guard gated — a guard on duty 24/7. Residents get a transponder and drive straight through; visitors stop at the gate.
