Before we get to the golf and the pools, there’s one thing about Happy Trails that a smart buyer needs to understand first, because it’s the whole difference between a good decision and a bad one.
You own the land. This is the most important sentence on the page.
Here’s a trap a lot of people walk into with manufactured-home and park-model communities, and most agents will never warn you about it: in many of them, you don’t own the land. You lease it.
Leased-land communities can look like a bargain and turn into a problem. You own the home, but you rent the dirt underneath it — and that lease payment can rise, the terms can change, and when you go to sell, a home on leased land is harder to finance and harder to move. We’ve watched people get hurt by it.
That’s not Happy Trails. Here, every lot is individually owned. You own your home and the land it sits on — free and clear, like any other piece of real estate. That is genuinely rare in this category, and it’s the single biggest reason Happy Trails holds its value the way it does.

Great Eagle Golf Club — a real course
This is what surprises people about Happy Trails. It isn’t a trailer park with a rec room. The community wraps around Great Eagle Golf Club — an 18-hole, par-72 course. A real one.
It’s a public course, so there’s no mandatory membership and no big initiation fee — you pay to play, at resident-friendly rates, and you’ll share it with outside players. Park models
Compact, efficient homes — the classic Happy Trails purchase. Easy to lock and leave when you head north. You own the lot.
Manufactured homes & double-wides
More room than a park model. The double-wides carry a higher monthly fee — and it varies, so we verify the exact number on the specific home before you fall for it.
RV lots
Buy a lot just to park your RV on, with water and electric hookups. Your own piece of Arizona to come back to every winter.
Buying a double-wide? The $238/month fee is the standard figure. Double-wides run higher, and the amount varies by home. Find one you like and call us — we’ll get you the exact monthly fee on that specific property before you get attached to it.

Look at what that monthly fee covers, because it changes the math. The $238.23 includes water, sewer, and garbage. Those are utilities you’d normally pay separately on top of an HOA fee — so when you compare this number to another community’s dues, you’re not comparing the same thing. A chunk of your monthly cost of living is already baked in.
At closing you’ll pay about $3,048.76 in one-time fees — the capital improvement fee plus the transfer fee — on top of your purchase.
Golf is separate from your monthly fee. Fees are current for 2026 as provided and subject to change — we confirm every figure, including the exact fee on any double-wide, with the association before you commit.
Location — and it’s a good one
Happy Trails sits in Surprise, just off Loop 303 and U.S. 60 — easy in, easy out, and close to shopping, dining, and healthcare.
- Spring training is right there — the Surprise complex hosts the Texas Rangers and Kansas City Royals.
- The freeway access means the rest of the Valley — and the airport — is genuinely reachable, which matters for snowbirds flying in and out.
- Shopping, dining, and healthcare are all a short drive.
A note about the neighbor next door
Arizona Traditions sits right next to Happy Trails, and there’s a golf-cart bridge connecting the two — you can ride between them without ever touching a public road.
Here’s a pattern we see, and we’ll just tell it to you straight. Happy Trails is a seasonal community, the way most park-model resorts are. Many buyers come for a winter or two, love the area — and then realize they want to be here more than three or four months a year. When that happens, a lot of them start looking at the site-built homes in Arizona Traditions next door. Some make the move. Some make friends over there and ride the cart across to visit.
We’re not steering you one way or the other — both are good communities and they’re different things. But if you suspect Arizona is going to become more than a winter for you, it’s worth understanding both before you buy, so you don’t end up buying twice. That’s a conversation we’re happy to have. (One small thing to know: the Arizona Traditions bar is members-only — you can go as the guest of a resident who lives there, but not on your own.)
