Why buyers choose Sun City West
People come for the value and stay for the lifestyle. Here’s what pulls buyers in.
- Amenities second to none. Four rec centers, seven golf courses, and 90-plus clubs — more to do than you’ll ever run out of.
- Prices for almost any budget. From affordable condos and patio homes to larger single-family and golf-course homes.
- Single-level living. Nearly every home is on one level — no stairs to manage.
- Low cost of living. No city taxes, most homes have no school tax, and real estate taxes run low.
- Health care close by. Banner Del E. Webb Medical Center sits right inside the community.
Where Sun City West sits — and getting around
Sun City West is in the northwest Valley, in unincorporated Maricopa County. You’re close to shopping, dining, and top health care, with easy drives to the wider Valley and cool high country when summer heat sets in.
| Destination | Approx. drive time |
|---|---|
| Phoenix Sky Harbor International Airport | about 45 minutes |
| Banner Del E. Webb Medical Center | inside the community |
| Everyday shopping & dining | minutes away |
| Sedona & the high country | day-trip distance |
For a day in nature, the White Tank Mountain Regional Park is a short drive west. Many residents get around by golf cart and bike, and local transport services like Benevilla and the Sun City West Foundation help those who’d rather not drive.
Age requirements at Sun City West
This is a top buyer question, so let’s make it clear. Sun City West is a 55+ active adult community. Here’s how the rules work.
- At least one resident in each home must be 55 or older.
- No one under 19 may live here permanently.
- Visiting children may stay up to about 90 days per year.
- Guests register with Member Services; fees may apply for longer stays.
Rules follow federal housing-for-older-persons law and the community’s recorded CC&Rs. Always confirm current age rules before you buy.
Homes & floor plans
Sun City West is a resale community — Del Webb finished building here, so you buy an existing home. That’s good news for choice: you’ll find single-family homes, low-maintenance patio homes and townhomes, and condos. Like most 55+ communities, the patio homes and townhomes are single-level, and so is nearly every single-family home. No stairs to worry about.
Few communities offer this kind of price range, which is why it fits almost any budget. Floor plans span cozy two-bedroom condos to roomy single-family homes with a den and a garden. Check current listings for today’s prices, and reach out and we’ll match you to the right home type.
About homes that need a little updating
Because Sun City West is an established community, some homes still wear their original finishes — and they’re priced to reflect it. That can be a real opportunity to buy in and make a place your own.
There’s an upside to an older home, too: many owners have already replaced the big-ticket items — roof, air conditioning, and water heater. So those major systems are often newer than the house and have years of life left. We’ll always help you check what’s already been done on any home you like.

Fees & what they cover (2026)
Sun City West is run by the Recreation Centers of Sun City West (RCSCW). Your recreation fee unlocks every rec center, pool, court, and club. Here are the current 2026 figures.
| Fee | 2026 amount | Notes |
|---|---|---|
| Recreation Center annual fee | $618 / person | Per deeded owner; your access to all four rec centers |
| Capital improvement fee (one-time) | $5,750 | Paid at purchase |
| Transfer fee (one-time) | $275 | At title transfer |
| Disclosure fee (one-time) | $125 | At resale |
| Monthly fee (some homes) | Varies | Applies mainly to condos, patio homes & townhomes; some single-family areas too |
Good to know: golf and bowling are paid separately from your recreation fee. Most single-family homes have no separate HOA, though some neighborhoods do — and a few sections carry a monthly fee. Always check the exact fees for the specific home before you buy.
Amenities & daily life
This is where Sun City West truly shines. The amenity lineup is second to none — four full recreation centers, seven golf courses, and dozens of clubs and courts. Here’s a taste.
The four recreation centers
R.H. Johnson
The flagship hub. Home to the Sports Pavilion with 30 bowling lanes and nearly 30 billiard tables, plus an outdoor pool, fitness center, tennis and pickleball, bocce, lawn bowling, mini golf, two dog parks, and the community library. Grab a bite at Lizard Acres Pub or Pete’s Café.
Fred Kuentz
The arts-and-stage center. Its 325-seat Stardust Theatre hosts live shows and concerts, and the woodworking shop and craft studios draw makers of every kind. Add an outdoor pool and spa, a fitness center, tennis, a softball field, and a walking track.
Palm Ridge
The wellness and events center. Indoor and outdoor pools and spas, an indoor walking track, and one of the Valley’s best pickleball setups with a dozen-plus courts. The Summit Hall ballrooms seat around 900 for dances and big events, plus a dance studio.
Beardsley
The relaxed, creative corner. Arts and crafts, a photography lab, a clay club, and a beloved garden railroad. Cool off in the indoor pool and spa, work out in the fitness center, or enjoy mini golf, horseshoes, shuffleboard, basketball, shaded ramadas, and a quiet meditation garden.
Pickleball & tennis
Pickleball is one of the hottest draws in 55+ living, and Sun City West is a true hotspot. The SCW Pickleball Club plays on 26 dedicated courts — 8 at the Sands Courts by R.H. Johnson and 18 at the Liberty Courts at Palm Ridge — all lit for night play. Several leagues and open play welcome every level.
Tennis is just as strong, with 22 courts across the rec centers, plus four platform-tennis courts for cooler mornings. An active tennis club keeps leagues, socials, and round-robins going year-round.
Golf — seven courses, all yours
Golf is a headline draw here. The community owns and runs all seven courses, so residents play at cardholder rates and book tee times through the community’s lottery system. Instruction is available at the Golf Lab, and the Crooked Putter restaurant sits right at Grandview. Golf fees are separate from your recreation fee.
Four regulation courses (par 72):
Grandview
The longest and most celebrated, about 6,775 yards. It has hosted the LPGA Legends Tour and is home to the Golf Lab teaching center and the Crooked Putter restaurant.
Trail Ridge
A Billy Casper design at roughly 6,581 yards — a scenic, well-regarded regulation layout that rewards a smart round.
Deer Valley
A Greg Nash and Billy Casper design, about 6,547 yards. A fair but engaging test with plenty of character.
Pebblebrook
A classic regulation course of about 6,410 yards — a local favorite that stays very playable for golfers of all levels.
Three executive courses (shorter rounds, great for a quick nine or sharpening your short game):
Stardust
An executive course at par 60, about 4,267 yards — quick, walkable, and fun for every skill level.
Echo Mesa
Executive golf at par 60, roughly 4,145 yards. An easygoing round with desert scenery.
Desert Trails
A Billy Casper-designed executive course, par 61 at about 4,027 yards, with real desert character.
Clubs, dining & peace of mind
Beyond sports, there are more than 90 chartered clubs — from ceramics, silvercraft, and photography to card games, dancing, model railroads, and an auto restoration shop. Dining spots include Pete’s Café and Lizard Acres Pub at R.H. Johnson and the Crooked Putter at Grandview. A community Sheriff’s Posse patrol and three on-site fire stations add real peace of mind, and Banner Del E. Webb Medical Center is right inside the community.
Community rules worth knowing
Shared rules protect home values and the lifestyle. Here are the ones buyers ask about most.
| Topic | The short version |
|---|---|
| Age | At least one resident 55+; no one under 19 lives here permanently |
| Visiting grandkids | Children may visit up to about 90 days per year |
| Exterior changes & remodels | Review the CC&Rs and get approval before you build — call first |
| Sheds & storage buildings | Not allowed on any lot |
| RVs, boats & trailers | Not stored on lots or streets; brief loading/cleaning only |
| Pets | Maricopa County leash laws apply |
Important: Sun City West has 100-plus different sets of CC&Rs — one per subdivision — so rules vary by neighborhood. Always pull the specific CC&Rs for the exact property. We’ll help you get them.
Is Sun City West right for you?
Let’s be straight — no community fits everyone. Here’s an honest look so you can decide with clear eyes.
A great fit if you…
- Want the widest range of amenities and clubs in the West Valley.
- Love golf, pickleball, and staying active and social.
- Like single-level living and a low cost of living.
- Want strong value and health care close to home.
Worth knowing before you buy…
- Every home is a resale — there’s no new construction here.
- Some homes are original and may need updating (though big-ticket systems are often already done).
- You’re about 45 minutes from central Phoenix and the airport.
- Rules vary by subdivision, so the CC&Rs matter — check them for each home.
- Summers are hot, like the rest of the Valley.
If that second list gives you pause, let’s talk it through. Sometimes a nearby community is a better match — and we’d rather point you to the right home than the nearest one.
Comparing nearby communities?
Sun City West is one of several standout 55+ communities in the northwest Valley. If you’re weighing your options, here are a few worth a look:
- Sun City — Del Webb’s original, and the most affordable of the Sun Cities, with the widest home selection.
- The Grand (formerly Sun City Grand) — a newer, upscale Del Webb community in Surprise with four golf courses.
- Sun City Festival — the newest Sun City, on the Buckeye edge, with newer homes and open-desert views.
- Corte Bella — a smaller, upscale golf community nearby, for buyers who want a more intimate feel.
