Age requirements at The Grand
This is one of the top buyer questions, so let’s make it clear. The Grand is a 45+ community. It is intended for people 55 and older. Here is how the rules work.
- The community is designed for residents 55 and older.
- People aged 45–54 may live here without a 55+ occupant, as long as at least 85% of occupied homes have one resident who is 55 or older.
- No one under 19 may stay overnight for more than 90 days per year.
- A “Qualified Occupant” is anyone 45+, or someone 19+ living with a 45+ resident.
These rules follow federal housing-for-older-persons law and the community’s recorded CC&Rs. Always confirm current age rules with the Association before you buy.

The Grand is a resale community. Del Webb finished building here, so you buy an existing home. Over the years, Del Webb built a wide range of floor plans. Yes. The community was originally named Sun City Grand and is now marketed as The Grand. You’ll see both names in listings and signage.
Do I have to be 55 to buy here?
It’s a 45+ community, built for those 55 and older. Buyers 45–54 can live here under the 85% rule. No one under 19 may live here full-time. Confirm the current rules with the Association.
What do the HOA fees include?
