Arizona Traditions is a guard-gated 55+ retirement community in Surprise, in the northwest part of the West Valley. In fact, it sits north of Bell Road and just west of the Loop 303. It’s a smaller, tight-knit community of 1,768 single-level homes, built by Continental Homes (now D.R. Horton) between 1997 and 2013. Age requirements at Arizona Traditions
This is a top buyer question, so let’s make it clear. Arizona Traditions is an age-restricted 55+ community under federal and state law.
- At least one occupant of each home must be 55 or older (a “Qualifying Occupant”).
- No one under 21 may live in a home more than 90 days in a calendar year. That’s a stricter line than the “under 19” rule at some Sun City communities.
- So an adult child 21 or older can live with you, as long as one occupant is 55+.
- If the only 55+ occupant passes away or moves out, co-residents may generally stay, as long as at least 80% of occupied homes keep a 55+ resident.
Rules follow federal housing-for-older-persons law and the recorded CC&Rs. Confirm current age rules with the HOA before you buy.

First, every one of the Arizona Traditions homes for sale is a single-family home. They’re the single-level Continental Homes (now D.R. Horton) models, built in two collections: the original Neighborhood Series and the later, generally larger Resort Series. Good to know: the CARE fee is a one-time, nonrefundable community-enhancement fee that funds capital improvements. It’s easy to remember because it equals twelve months of dues, paid once at closing. Together with the transfer fee, buyers should plan on about $2,735 at closing. That’s on top of your down payment and closing costs, so we build it into your numbers before you write an offer. Amenities & daily life in Arizona Traditions
For its size, of course, the community packs in a lot. Three recreation and community centers and two fitness centers anchor the social life, with pools, sports, and a full club and hobby scene.
You’ll also find a softball field and a woodworking and ceramics shop. The pools are open 5:00 AM to 11:00 PM. However, the Resort and Retreat pools are for adults only, and minors aren’t allowed in the hot tubs. Meanwhile, quiet hours run 10:00 PM to 7:00 AM. Finally, you can get fitness-class wristbands through the HOA office in the main Community Center.
Pickleball and tennis: community courts

Arizona Traditions Golf Club: golf inside the gates
There’s an 18-hole public golf course right inside the gates. Specifically, it’s the par-70 Arizona Traditions Golf Club, a Dick Bailey design that anyone can play. It’s a walkable, enjoyable layout, so homes on or near the course are among the most-wanted here.
Golf is separate from your HOA dues. Under the CC&Rs, the golf facilities aren’t part of the common areas, so the course is run apart from the HOA. Age rules, the gate & the HOA
Do you have to be 55 to live in Arizona Traditions?
At least one person in each home must be 55 or older. No one under 21 may live here more than 90 days in a calendar year, which is stricter than the under-19 rule at some Sun City communities. Confirm the current rules with the HOA before you buy.
Can my adult children live with me?
Yes. As long as one occupant is 55 or older, an adult child who is 21 or older can live with you. Grandkids and other guests under 21 are capped at 90 days a calendar year, and the Rules may ask you to split that time into several stays.
Is Arizona Traditions gated?
Yes, it’s guard-gated. Also, new residents get gate transponders and community keys at the Community Center. We confirm current gate details with the HOA for you.
What are the HOA fees at Arizona Traditions?
Dues are about $215 a month in 2026. At closing, buyers pay a one-time CARE (capital improvement) fee of about $2,580 plus a transfer fee of about $155. Meanwhile, the seller pays the resale disclosure fee of about $400. Golf isn’t part of the dues. Fees can change, so confirm them with the association before you buy.
