Can You Buy at The Grand at 45? The Age Rules Explained
The Grand (formerly Sun City Grand) in Surprise is an active adult community — but “55+” doesn’t always mean what people think. If you’re 52, or one of you is younger than the other, there may still be a door open for you.
The short answer: Yes, in most cases you can. The Grand is built for buyers 55 and older, but its rules leave real room for people in their late 40s and early 50s — and for couples where one spouse hasn’t hit 55 yet. Below is exactly how it works, in plain English.
We get this question almost every week. A buyer falls in love with the golf, the pickleball, and the lock-and-leave lifestyle at The Grand — then worries they’re “too young” to buy there. Sometimes it’s an early retiree. Sometimes it’s a couple where he’s 61 and she’s 53. Sometimes it’s someone who just turned 48 and is planning ahead.
The good news: The Grand’s age rules are more flexible than the “55+” label makes them sound. Let’s walk through them.
Where the “55+” rule actually comes from
Age-restricted communities are allowed under a federal law called the Housing for Older Persons Act (HOPA). It carves out an exception to the Fair Housing Act so a community can legally limit homes to older adults.
The core federal rule is simple: at least 80% of the occupied homes must have at least one resident who is 55 or older. That leaves up to 20% of homes for younger residents — which is where the flexibility lives. How The Grand applies it
Every community can set its own rules as long as it meets that federal floor. The Grand’s own governing documents (its CC&Rs) spell out the details, and a few points matter most to buyers:
The community is intended for people 55 and older. But a person aged 45 to 54 can own and live in a home without a 55-plus occupant — as long as the community stays within its required share of homes that have a 55+ resident. In other words, the door isn’t only for people who’ve already hit 55.
That single rule is why so many “not quite 55” buyers still end up at The Grand. If you’re 49 or 52, you are very often eligible to buy.
The one number that changes over time
Because a set share of homes must have a 55+ resident, eligibility for younger buyers can depend on the community’s current mix. It’s almost always open — but it’s not a promise you’ll read online. We check it for you against The Grand’s records before you ever write an offer, so there are no surprises at closing.
What about a younger spouse?
This is the most common version of the question, and it’s usually the easiest. If one of you meets the age requirement, the other can live there too — that’s exactly how the rule is written. So the 62-and-53 couple? Almost always fine. You buy together, you live there together.
What about kids and grandkids?
The Grand is for adults, so there’s a limit on younger family members living there full time. Children and grandchildren are welcome to visit and stay — the community allows guests under 19 to stay overnight up to roughly 90 days a year. They just can’t become permanent residents. For most buyers, that covers every holiday visit and summer stay they’d ever plan.
So, can you buy before 55?
For most people asking, the honest answer is yes. If you’re 45 or older, you can usually own and live at The Grand. If you’re part of a couple and one of you is 55+, you’re almost certainly fine. The main thing to confirm is timing and the community’s current mix — and that’s a five-minute check on our end, not a roadblock.
