Do You Have to Be 55 to Live in Sun City, Arizona? The Age Rules
Sun City is the original 55+ community — but that doesn’t mean everyone in the house has to be 55. Here’s exactly who can buy and live there.
The short answer: You don’t have to be 55 yourself, but at least one person in your household does. Sun City requires that at least one resident in each home be 55 or older. A younger spouse is welcome. And because Sun City is governed by the federal 80/20 rule, there’s a bit more flexibility here than at some stricter communities — more on that below.
The Sun City age rules are one of the first things buyers ask us about, and they trip a lot of people up. The community is age-restricted, but the rule is friendlier than “everybody has to be 55.” Let’s walk through exactly how it works.
The Sun City age rules, in plain English
Sun City is home to roughly 40,000 residents across about 27,000 homes, and it’s an age-restricted community. The age rule is set in the recorded CC&Rs and enforced by the Sun City Home Owners Association (SCHOA). It comes down to two lines: at least one resident in each home must be 55 or older, and no one under 19 may live there more than 90 days in any 12-month period.
That “at least one” wording is the key. Only one person in the home has to meet the age requirement. Everyone else living there full time just needs to be 19 or older.
Where the 55+ rule comes from
Age-restricted communities are allowed under a federal law called the Housing for Older Persons Act (HOPA), which lets a community legally limit homes to older adults as long as at least 80% of occupied homes have a resident 55 or older. That 80% figure is the reason Sun City has a little give in its rules, which we’ll come back to in a moment. Day-to-day recreation — the eight rec centers and golf — is run separately by the Recreation Centers of Sun City (RCSC); SCHOA handles the age and property rules.
What about a younger spouse?
This is the most common situation, and it’s usually simple. If one of you is 55 or older, the other can be younger and still live there full time. So the 60-and-52 couple? No problem — you buy together and you live there together. The only thing Sun City won’t allow is a household with no one 55 or older, except by variance.
Not 55 yet? Sun City may have a door open
Here’s where Sun City differs from a stricter neighbor like Sun City West, which requires a 55+ resident in every single home. Sun City’s own documents let SCHOA grant a variance in individual cases — as long as doing so wouldn’t push the community below the 80% federal threshold. It’s not a guarantee, and it’s granted case by case, but it means an under-55 buyer isn’t automatically out. What about kids and grandkids?
Grandchildren and other family under 19 are welcome to visit and stay — up to about 90 days in a 12-month period. What the rules don’t allow is anyone under 19 living there permanently. For nearly every buyer, that still covers all the holiday visits and long summer stays you’d ever plan.
How the age rule is verified
Sun City keeps its 55+ status by documenting it. SCHOA can ask any household to confirm the names and ages of everyone living there, and buyers typically complete a sworn statement of age around the time they move in. It’s routine paperwork, not a hurdle — but it’s worth knowing that the community does verify, which is part of what protects the age-restricted character you’re buying into.
Not quite 55? Here’s the honest picture
If you’re in your late 40s or early 50s and buying with a partner who’s 55+, you’re fine at Sun City. If you’re under 55 and buying on your own, you’re not automatically shut out here the way you would be at some communities — but you’d be relying on a variance, so don’t assume it. Either way, don’t guess. The rules vary by community and can change, so let us confirm your specific situation before you write an offer.
