At least one resident in each home must be 55 or older. Also, no one under 19 may live here permanently. However, visiting children may stay up to about 90 days per year. In addition, guests register with Member Services; fees may apply for longer stays.

This is a resale community — Del Webb finished building here, so you buy an existing home. That’s good news for choice, because Sun City West homes include single-family homes, low-maintenance patio homes and townhomes, and condos. Like most 55+ communities, the patio homes and townhomes are single-level, and so is nearly every single-family home. In other words, there are no stairs to worry about.

Sun City West is run by the Recreation Centers of Sun City West (RCSCW). In return, your recreation fee unlocks every rec center, pool, court, and club. Below are the current 2026 figures.

The four recreation centers
R.H. Johnson
First, the flagship hub. It’s home to the Sports Pavilion with 30 bowling lanes and nearly 30 billiard tables, plus an outdoor pool, fitness center, tennis and pickleball, bocce, lawn bowling, mini golf, two dog parks, and the community library. Afterward, grab a bite at Lizard Acres Pub or Pete’s Café.
Fred Kuentz
Next, the arts-and-stage center. Its 325-seat Stardust Theatre hosts live shows and concerts, and the woodworking shop and craft studios draw makers of every kind. On top of that, you’ll find an outdoor pool and spa, a fitness center, tennis, a softball field, and a walking track.
Palm Ridge
Then there’s the wellness and events center, with indoor and outdoor pools and spas, an indoor walking track, and one of the Valley’s best pickleball setups with a dozen-plus courts. Meanwhile, the Summit Hall ballrooms seat around 900 for dances and big events, plus a dance studio.
Beardsley
Finally, the relaxed, creative corner, with arts and crafts, a photography lab, a clay club, and a beloved garden railroad. Then cool off in the indoor pool and spa, work out in the fitness center, or enjoy mini golf, horseshoes, shuffleboard, basketball, shaded ramadas, and a quiet meditation garden.
Pickleball & tennis
Pickleball is one of the hottest draws in 55+ living, and this community is a true hotspot. The SCW Pickleball Club plays on 26 dedicated courts — 8 at the Sands Courts by R.H. Johnson and 18 at the Liberty Courts at Palm Ridge — all lit for night play. Plus, several leagues and open play welcome every level. Similarly, tennis is just as strong, with 22 courts across the rec centers, plus four platform-tennis courts for cooler mornings. In addition, an active tennis club keeps leagues, socials, and round-robins going year-round.
Sun City West golf — nine courses inside the community

Golf is a headline draw here, with nine courses inside the community. Better yet, the community owns and runs seven of them, so residents play at cardholder rates and book tee times through the community’s lottery system. Also, instruction is available at the Golf Lab, and the Crooked Putter restaurant sits right at Grandview. However, golf fees are separate from your recreation fee. Four regulation courses (par 72):
Grandview
The longest and most celebrated, about 6,775 yards. In fact, it has hosted the LPGA Legends Tour and is home to the Golf Lab teaching center and the Crooked Putter restaurant.
Trail Ridge
First up is a Billy Casper design at roughly 6,581 yards — a scenic, well-regarded regulation layout that rewards a smart round.
Deer Valley
A Greg Nash and Billy Casper design, about 6,547 yards. Overall, it’s a fair but engaging test with plenty of character.
Pebblebrook
Finally, a classic regulation course of about 6,410 yards — a local favorite that stays very playable for golfers of all levels.
Three executive courses (shorter rounds, great for a quick nine or sharpening your short game):
Stardust
First, an executive course at par 60, about 4,267 yards — quick, walkable, and fun for every skill level.
Echo Mesa
Executive golf at par 60, roughly 4,145 yards. In short, it’s an easygoing round with desert scenery.
Desert Trails
Finally, a Billy Casper-designed executive course, par 61 at about 4,027 yards, with real desert character.
Two more courses sit inside the community that aren’t part of the RCSCW system, bringing the total to nine: Hillcrest Golf Club, a public course anyone can play, and Briarwood Country Club, a private, Troon-managed club you join by membership. Also, both are open beyond the community’s own residents — neighbors in nearby Corte Bella, for example, can play public Hillcrest and even join the Briarwood country club.
Clubs, dining & peace of mind
Beyond sports, there are also more than 90 chartered clubs — from ceramics, silvercraft, and photography to card games, dancing, model railroads, and an auto restoration shop. For dining, spots include Pete’s Café and Lizard Acres Pub at R.H. Johnson and the Crooked Putter at Grandview. Finally, a community Sheriff’s Posse patrol and three on-site fire stations add real peace of mind, and Banner Del E. Webb Medical Center is right inside the community.

First, every home is a resale — there’s no new construction here. Also, some homes are original and may need updating (though big-ticket systems are often already done). Also, you’re about 45 minutes from central Phoenix and the airport. Plus, rules vary by subdivision, so the CC&Rs matter — check them for each home. And of course, summers are hot, like the rest of the Valley.

Is there new construction?
No. Del Webb finished building here, so every home is a resale. As a result, Sun City West homes come with established landscaping and, often, big-ticket updates already done.
How many golf courses are there?
Nine in all. The community owns and runs seven — four regulation courses and three executive courses — with resident rates and a Golf Lab for instruction. In addition, two more sit inside the community but aren’t part of the rec system: public Hillcrest Golf Club and the private Briarwood Country Club.
