An Arizona retirement community — more precisely a 55+ or active adult community — is a neighborhood built specifically for people in their retirement years. Most require that at least one resident in each home be 55 or older, and in exchange you get a place designed around how retirees actually want to live: amenities at your doorstep, neighbors in the same season of life, low-maintenance homes, and a calendar as full or as quiet as you want it. Arizona has been doing this longer and better than almost anywhere — the very first one, Sun City, opened here in 1960 — and today there are roughly 60 to 70 of them across the Greater Phoenix Valley alone.
What is it like to live in one?
Think of it as an oasis built for your stage of life. The sun’s out most days, and your neighbors share your enthusiasm for a round of golf, a pickleball match, or a game of cards. Most communities offer golf, tennis, pickleball, heated pools, and fitness centers, plus a deep bench of clubs — wood shops, ceramics, quilting, lapidary, card and computer clubs, travel groups, and more. The whole point is choice: you can be as active or as low-key as you like. Most people who choose this lifestyle aren’t slowing down — they’re finally getting the time to do the things they love.
The types of Arizona 55+ communities
“Retirement community” covers a lot of ground. Here are the main types — tap any one to explore it in depth.
The big, amenity-rich names — the Sun Cities, Trilogy, PebbleCreek. Golf, clubs, and full social calendars, from established classics to brand-new builds.
Prefer a gate — or a 24/7 guard? There’s a real difference between the two, and it’s worth understanding before you choose.
Communities still building brand-new homes — current finishes, warranties, and a path in for buyers as young as 45 while the builder is active.
Lock-and-leave, low-maintenance living where the HOA handles the outside — ideal for snowbirds and frequent travelers.
The most affordable way in — manufactured and park-model homes in communities where you own the land, not just the home.

How the age rules work
Most communities are 55+, but the rule is more flexible than it sounds. Under the federal Housing for Older Persons Act, a community only needs one resident 55 or older in each home — and it can keep a limited share of homes with residents under 55 (often called the 80/20 rule). While a community is still being built, buyers as young as 45 can frequently buy a new home, and some communities allow an adult child 19 or older to live with a qualifying owner.
The takeaway: if you’re in your late 40s or early 50s, don’t assume you’re locked out. The rules vary by community and can change, so we confirm the specific community’s policy in writing before you fall for a home.
How to choose the right community
With 60-plus communities to sort through, it really comes down to three things:
- Location. Most communities cluster in the West Valley (the Sun Cities, Surprise, Peoria, Goodyear, Buckeye) and the Southeast Valley (Mesa, Chandler, Sun Lakes), with a few farther out in Casa Grande, Eloy, Florence, and Maricopa. Think about proximity to family, healthcare, and the airport.
- Budget. Arizona 55+ homes run the full range — from affordable manufactured homes on owned land, to patio homes and condos, to upscale custom golf estates. There’s a fit at nearly every price point.
- Lifestyle. Golf or no golf? Big community with everything, or small and quiet? Gated, or wide open? Lock-and-leave, or a yard of your own? This is the part a screen can’t answer — it’s what the tour is for.
A quick word on HOAs
Every 55+ community has a homeowners association with dues and CC&Rs (the community’s rules) covering things like pets, parking, and exterior changes. Dues pay for the amenities and, in many communities, some or all of your exterior upkeep. Before you buy, it’s worth understanding what the dues actually cover and whether the association is financially healthy — details a good agent pins down for you so there are no surprises after closing.
