Arizona 55+ communities FAQ: the big questions
Arizona 55+ community rules on age
What is an Arizona retirement community?
Most people mean a 55+ or active adult community: a neighborhood where at least one resident in most homes must be 55 or older, with amenities like pools, clubs, golf, and pickleball. For example, we cover how they work in Arizona retirement communities explained.
Do both spouses have to be 55?
Usually not. Most 55+ communities require at least one resident per home to be 55 or older. However, some communities set a younger age for a spouse or partner. Because Arizona 55+ community rules differ, check each community’s rules; our community pages above spell them out.
What is the 80/20 rule?
Federal law lets a community qualify as 55+ when at least 80% of its occupied homes have a resident 55 or older. After that, the community decides how to use the other 20%. You can read the federal rule itself in the housing for older persons regulations. Also, learn more in our 80/20 rule guide.
Can my adult child or grandkids live with me?
Usually an adult child can: many Arizona 55+ communities let adults 19 and older live with a 55+ resident. Children and teens under 19 are usually limited to visits, often no more than 90 days a year. The rules differ by community and can change, so check each community’s page and the current CC&Rs before you buy.
Fees, gates, and golf
What do HOA fees cover, and do they include golf?
HOA or recreation dues usually cover the community’s shared amenities, like pools, rec centers, and pickleball courts. However, golf is often separate, with its own membership or green fees. Many communities also charge one-time fees when you buy. So compare dues across communities on our Arizona 55+ HOA fees page.
Are Arizona 55+ communities gated?
Some are and many aren’t. The Grand, Sun City, and Sun City West, for example, are not gated, while Arizona Traditions and Corte Bella are. Check each community’s page.
Owning and living there
Can I park an RV or boat at my home?
Almost never at the home itself; instead, most communities offer or point you to separate RV storage. See can you park an RV at your Arizona 55+ home?
What do homes cost right now?
It depends on the community. See real 90-day sales for each community on our Arizona 55+ market update, and call or text (480) 710-6326 to verify today’s numbers.
Can I lease out my home in a 55+ community?
Leasing rules vary a lot. Many communities set a minimum lease length and require registering tenants, and some cap the number of leased homes. Check the community’s documents before you buy if leasing matters to you.
Arizona 55+ communities FAQ: working with us
Which areas do you serve?
In short, we work across the whole Phoenix area, West Valley and East Valley. In the West Valley that includes Surprise, Sun City, Sun City West, Peoria, Goodyear, and Buckeye. Meanwhile, in the East Valley it includes Mesa, Sun Lakes, Gilbert, Queen Creek, and San Tan Valley, plus Casa Grande. See every community on our areas we serve page.
Do you live in a 55+ community yourself?
Yes. Founder Jarl Kubat lives in Arizona Traditions in Surprise. As a result, we know the day-to-day side of 55+ living, not just the listing sheet: the clubs, the HOA, and what it’s really like once you move in.
Do you help sellers too?
Yes. We price your home from real recent sales in your community, help you decide what’s worth fixing before you list, and market it to buyers looking for 55+ living. So call or text (480) 710-6326 for a home value check.
I’m planning a retirement move to Arizona from out of state. Can you help before I visit?
Yes, and most of our out-of-state buyers start this way. First of all, we’ll talk through how you want to live, send a shortlist of communities that fit, and walk homes with you on live video. Then, when you fly in, every showing counts.
Can you help me buy a brand-new home from a builder?
Yes, but talk to us before you visit the model homes. Many builders won’t let your own agent represent you if you register or tour without one first. You’ll find more in our new build homes guide.
