The numbers come straight from the Arizona Regional MLS, using the last 90 days of actual sales, not online estimates. What the Arizona 55+ market update shows this month

Homes are selling close to asking. Across these communities, where Arizona 55+ home prices run from about $112,000 to $2.7 million, homes sold at about 95% to 99% of list price. That’s a balanced market: sellers are getting fair prices, and buyers have room to negotiate on homes that are overpriced.

Sun City is the most affordable entry point for site-built homes. Patio homes and townhomes there have sold from about $112,000, and single-family homes from about $200,000. It’s also the busiest market, with more than 360 homes for sale.

Surprise has more value picks. Sun Village condos sold from about $132,500, with homes from about $250,000. Heritage at Asante, where the builder is still selling, moved fast: most homes sold in about 7 weeks at 99% of list.

Happy Trails Resort is the budget way to own your land. Park models and manufactured homes there are listed from about $150,000, and you own the lot. Summer is its slow season, with just 3 sales.

The Grand and Sun City West cover the middle. Both have wide price ranges, from the low $200,000s to $800,000 and up, so there’s a home for most budgets.

Smaller gated communities offer a middle ground. Arizona Traditions (about $271,000 to $478,000) and Corte Bella (about $299,000 to $800,000) have fewer homes for sale at any time, so the right one can go quickly.

The newer West Valley resort communities run higher. PebbleCreek (57 sales, about $340,000 to $1.75 million), Sun City Festival (53 sales, middle sale near $475,000), Victory at Verrado (45 sales, middle sale near $508,000), and Trilogy at Vistancia (middle sale near $698,000) are where you’ll find newer homes and bigger resort amenities. Westbrook Village, Ventana Lakes, and CantaMia sit in between, with middle sales near $443,000, $370,000, and $357,000.

Sun Lakes is the East Valley’s busiest area. Cottonwood (42 sales) and Oakwood (41 sales) led the way, with middle sales near $408,000 and $575,000. Sun Lakes Country Club, the original, had homes from about $180,000.

Mesa and Chandler hold steady value. Sunland Village had the lowest East Valley entry, from about $157,000, and Dreamland Villa followed from about $222,000. In Chandler, SunBird, Springfield, and Solera all sold from about $275,000 to $315,000.

The East Valley has gated value too. Fountain of the Sun in east Mesa, a guard-gated 55+ golf community, sold from about $229,000 to $430,000, with dues around $127 a month. Nearby Leisure World, gated with two private golf courses and 16 pickleball courts, sold from about $183,000 to $560,000.

Scottsdale and Rio Verde are the premium end. Terravita sold from about $625,000 to $1.6 million, and homes there sold in about 50 days on average. Trilogy at Verde River has 44 homes for sale and 10 sales, so buyers have choices there. For a Scottsdale address at a lower price, Villa Monterey sold from about $335,000.

Some outlying markets favor buyers. Sun City Anthem at Merrill Ranch in Florence has 67 homes for sale against 26 sales. Trilogy at Wickenburg Ranch has about 90 for sale and 12 sales, taking about 230 days on average. Mission Royale in Casa Grande has 39 for sale and 10 sales. Province in Maricopa had homes from about $230,000.

Blackstone is the luxury end. It’s all-ages, not 55+, but many active adults shop it for private golf. Sales there ran up to about $2.7 million.

How we build our Arizona 55+ market update

We refresh Arizona 55+ home prices for most communities monthly. Smaller communities with fewer sales are marked “updated quarterly” in the table, so a single sale doesn’t skew the picture. For each community we pull a 90-day report from the Arizona Regional MLS. A few very small communities, like RidgeCrest at Vistancia and Scottsdale Heights, sell so rarely that we use the last 6 or 12 months instead, and we label those rows. For sale means active listings. Under contract means pending sales, including backup and contingent contracts. Sold means closed sales in the last 90 days, and the price range is the lowest to highest closed sale. When a community has both single-family homes and condos, patio homes, or townhomes, we show each type separately.

Arizona 55+ home prices depend on the community. On this page, recent sales ranged from about $112,000 for a Sun City patio home to about $1.75 million for a large home in PebbleCreek. In the Scottsdale area, Terravita sold up to about $1.6 million. See the table above, and call for today’s numbers.

Is now a good time to buy in an Arizona 55+ community?

Homes are selling at about 95% to 99% of list price, which is a balanced market. The right time depends on your plans, the community, and the home. We’ll give you an honest read on the specific community you’re watching.
