Pickleball is the hottest amenity in Arizona’s active adult communities, and for many buyers it decides where they live. This guide to Arizona 55+ pickleball communities shows how many courts each community has and where to learn more. Founder Jarl Kubat has spent 22+ years in the Valley’s 55+ communities, and we add communities here as we confirm their courts, West Valley and East Valley.
Good to know: in 55+ communities, pickleball courts are community amenities, paid for by your HOA or recreation dues. Many communities also have a resident pickleball club that runs leagues, clinics, and scheduled play, sometimes with small club dues. Golf is often different, with its own membership or green fees.

How to pick a community for pickleball
Count the courts per resident, not just the courts. A huge community with 20 courts can feel as busy as a small one with 8. Ask about open play and leagues. Some clubs are social and casual; others run competitive ladders. Check shade and lights. Covered and lighted courts let you play in summer mornings and cooler evenings. Think about the walk or cart ride. Living near the courts makes it easy to play every day.

Which Arizona retirement communities have the most pickleball courts?
Of the communities we’ve confirmed, Sun City West (24+ courts), the five Sun Lakes communities (about 23 combined), The Grand (20), and Sun City (20+) lead the list.
Do I pay extra to play pickleball in a 55+ community?
Usually not. In most 55+ communities, courts are a community amenity covered by your HOA or recreation dues. Private clubs, like Blackstone Country Club, are different: courts there are for club members.
Can guests play pickleball with me?
Most communities allow guests with a resident, sometimes with a guest fee or pass. Rules vary, so check with the community.
Is there pickleball in the East Valley too?
Yes. Sun Lakes and Mesa’s three Sunland communities all have strong pickleball, and we’re adding more East Valley communities.
