Common questions

Is Fountain of the Sun a retirement community?

Yes. Fountain of the Sun is a guard-gated 55+ active adult community in east Mesa. At least one resident in each home must be 55 or older.

Can my kids or grandkids live with me?

They can visit, but younger residents are limited. The recorded condominium rules, for example, don’t allow anyone under 18 to live in a unit more than 90 days in any 12-month period. Rules can differ by parcel, so we’ll pull the CC&Rs for the exact home.

Is Fountain of the Sun gated?

Yes. It’s guard-gated, with a staffed gate 24 hours a day, and the gate is included in your HOA dues.

What are the HOA fees?

For 2026, dues are $381.25 a quarter, about $127 a month, including the 24/7 guard gate. Condos and some patio homes pay a monthly fee instead, which includes the annual HOA; it varies, so call to verify. At closing, plan for a $200 disclosure fee, a $200 transfer fee, and a $2,100 capital improvement fee. Golf is separate.

Why do the rules vary by home?

Fountain of the Sun was built in stages starting in 1971, and it’s made up of about 20 separately recorded parcels, including single-family sections and condominium buildings, each with its own CC&Rs. The Fountain of the Sun Association ties them together and runs the gate and shared amenities. That’s why we always check the documents for the specific home.

How much do homes cost?

What kinds of homes are there?

Single-family homes, patio homes, townhomes, and condos, all single-level. Most are two bedrooms and two baths, about 1,000 to 1,800 square feet, built from the mid-1970s through the 1990s.

Is golf included in the HOA?

No. Golf is separate and optional. The course is semi-private and offers memberships and passes.

What is the Fountain of the Sun golf course like? (scorecard)

It’s an 18-hole, par-63 executive course designed by Red Lawrence and opened in 1971. It plays 4,266 yards from the Blue tees (60.3 rating, 94 slope), 4,043 from the White, 3,649 from the Red, and 3,024 from the Gold. There’s a driving range, and golf carts and clubs are available at the course. Summer hours are 6 a.m. to 2 p.m. weekdays and 6 a.m. to 1 p.m. weekends.

Does Fountain of the Sun have pickleball?

Yes. The Fountain of the Sun Pickleball Club has about 257 members playing on 6 courts, and demand has outgrown them. Six more courts were approved in the 2026 budget and are going through City of Mesa approval; construction takes about 6 to 8 weeks once it starts. Ask us for the latest. Can I lease out a condo in Fountain of the Sun?

Under the recorded condominium rules, you can lease the entire unit, but not individual rooms, and short-stay guests aren’t allowed. The 55+ rule still applies to tenants. Single-family parcels have their own rules, so we’ll check the documents for the specific home.

Where can I park?

In the condominium sections, each unit has a designated parking space, and trucks, motorcycles, trailers, and boats need the association’s permission. RV storage is available in the community. Single-family parcels follow their own CC&Rs, so ask us about the specific home.
