How We Protect Your Privacy
Effective date: November 5, 2026
This page explains what information justjarl.com collects, how we use it and the choices you have. We wrote it in plain English. Arizona 55+ Communities Real Estate is run by founder Jarl Kubat, a licensed Arizona REALTOR® with West USA Realty. When this page says “we,” “us” or “our,” it means Jarl and Arizona 55+ Communities Real Estate.
The short version: We never sell your personal information. We use what you share only to help you buy or sell a home and to answer your questions. You can browse this site, read our guides and download our buyer’s guides without giving us your name, email or phone number.
Information you choose to give us
- When you call, text or email us. We keep your name, phone number, email address and what you tell us about your home search or sale.
- When you sign up for email updates. If you use our optional email sign-up, we collect your name and email address (and your phone number if you enter it). Our email service is MailerLite.
- When you work with us. If you become a client, we collect the information needed for your purchase or sale, as required by Arizona real estate law and West USA Realty.
Information collected automatically
Like most websites, justjarl.com uses cookies and similar tools to understand how people use the site. These tools may collect your IP address, device and browser type, the pages you visit, how long you stay and the site that sent you here.
- Google Analytics shows us which pages are popular and how visitors find us.
- Microsoft Clarity shows us how visitors move through pages, including clicks, scrolling and session replays, so we can fix pages that are hard to use. Clarity is set to hide what you type into forms.
- Meta (Facebook) Pixel and Google advertising tags help us measure our Facebook and Google ads and may be used to show our ads to people who have visited this site.
These companies handle data under their own privacy policies. We do not use these tools to learn your name.
Home listings
The home searches and listings on this site are provided by FlexMLS through the Arizona Regional Multiple Listing Service (ARMLS). If you search homes or save a search, FlexMLS may collect information under its own privacy policy. Listing information is deemed reliable but not guaranteed.
How we use your information
- To answer your questions and contact you about homes, communities and the market
- To help you buy or sell a home
- To send emails you asked for (you can unsubscribe at any time)
- To improve this website and understand which pages help people most
- To meet legal, licensing and brokerage record-keeping rules
When we share information
We do not sell or rent your personal information. We share it only:
- With West USA Realty, our brokerage, as required to handle your transaction
- With people involved in your purchase or sale, such as a lender, title company or inspector, only when you ask us to or it is needed to close
- With service providers who help us run this site and our email (such as our web host, Google, Microsoft and MailerLite)
- When the law requires it
Text messages
If you text us or give us your mobile number, we will only text you about your home search, your sale or questions you asked. We do not share or sell mobile numbers to anyone for their marketing. Reply STOP to any text and we will stop texting you. Standard message and data rates may apply.
Your choices
- Email: Use the “unsubscribe” link in any email, or ask us to remove you.
- Cookies: You can block or delete cookies in your browser settings. The site still works without them.
- Google Analytics: Google offers a browser add-on to opt out at tools.google.com/dlpage/gaoptout.
- Ads: You can change the ads you see in your Google ad settings and your Facebook ad preferences.
- Your information: Call, text or email us to ask what information we have about you, to correct it or to have it deleted, unless we are required to keep it by law or our brokerage.
How we protect your information
Our site uses a secure (HTTPS) connection and a website firewall. We limit who can see client information. No website is perfectly secure, so please don’t send things like bank or Social Security numbers by email or text.
Children
This site is for adults planning a home purchase or sale. We do not knowingly collect information from children under 13.
Links to other websites
Our pages link to community websites, HOAs, golf courses and other sites we don’t control. Their privacy policies apply when you visit them.
Changes to this policy
If we change how we handle information, we will update this page and the effective date at the top.
