Common questions

Is Leisure World a retirement community?

Yes. Leisure World is a gated 55+ active adult community in east Mesa. Under its recorded rules, at least 80% of homes must have a resident 55 or older, and no one under 45 may live in any home.

Can my kids or grandkids live with me?

They can visit, but no one under 45 may live in a home here. That’s stricter than most 55+ communities, so plan with it in mind.

Do I have to be approved to buy?

In most sections, yes. Before closing, the seller notifies the association, which reviews the buyer’s age and financial qualifications and has a right of first refusal. We build that step into your timeline so it doesn’t surprise you.

Is Leisure World gated?

Yes. The community is gated, with access control and security patrol, and it’s covered by the monthly base fee.

What are the HOA fees?

For 2026, every home pays a $370 monthly base fee. Many sections add a plat fee for extra services such as landscaping, water and sewer, exterior painting, and building insurance, for a total of $515 to $652 a month. At closing, buyers pay a $4,000 capital improvement fee and a $175 transfer fee. We confirm the exact fees for each home. Golf is extra.

What does the base fee cover?

The gate and security patrol, community landscaping, the fitness center and wellness programs, two pools and a therapy pool, two ballrooms, a theater, a library, arts and craft studios, a woodshop, the Rendezvous Café, and on-site management staff.

How much do homes cost?

Is golf included in the HOA?

No. Leisure World has two private 18-hole courses and a driving range, and golf is an additional fee. The courses are for residents and their guests.

What are the Leisure World golf courses like?

Coyote Run is the longer course, par 73 and about 6,400 yards from the back tees, with big greens, water, and bunkers. Heron Lakes is a shorter executive course, par 62 and about 4,000 yards, and it’s great for a quick round. Both have a golf shop, and there’s a golf lounge and leagues for every level.

Does Leisure World have pickleball?

Yes, a lot of it. There are 16 lighted, dedicated courts for residents and their guests. The Leisure World Pickleball Club is $100 a year and includes morning open play, round robins, skills and drills, and social events. What other sports are there?

Ten tennis courts (six lighted), a lighted lawn bowling green, shuffleboard, basketball, and an 11-table billiards room.

Can I have a pet?

Yes. Dogs, cats, and other household pets are allowed with the association’s approval.

Where can I park an RV or boat?

Only cars and golf carts can be parked on a lot unless the association approves otherwise. Boats and campers need permission, so ask us about storage options.
