Two parts: the home and the monthly HOA. Over the last 90 days, homes sold from about $271,000 to $478,000 (averaging near $391,000). The HOA is $215 a month for this guard-gated, amenity-rich community — a genuinely low fee for what you get. At closing there’s a one-time CARE (capital improvement) fee of $2,580 (buyer), a $155 transfer fee, and a $400 resale disclosure fee (seller). Golf is separate. What is the CARE fee, and what do I pay at closing?
The CARE fee is a one-time, nonrefundable community-enhancement fee that funds capital improvements — $2,580, paid by the buyer at closing. Easy way to remember it: that’s exactly twelve months of dues, one full year paid once. It’s on top of your down payment and closing costs, so we build it into your numbers before you write an offer, every time. Add the $155 transfer fee and, on the seller’s side, a $400 resale disclosure fee. We confirm every figure with the association before you commit.
Is Arizona Traditions gated?
Yes — Arizona Traditions is a guard-gated community. New residents pick up gate transponders and community keys from the Resident Services Coordinator in the Community Center. The gate and on-site staff are a big part of why buyers who want security and a settled, private feel choose it.
Do you have to be 55 to live in Arizona Traditions?
At least one person in each home must be 55 or older (a “Qualifying Occupant”), and Arizona Traditions runs as an age-restricted community under federal and state law. Here’s the detail that surprises people: no one under 21 may reside in a home more than 90 days in a calendar year — a stricter threshold than the “under 19” you’ll see at some Sun City communities. If the only 55+ occupant passes away or moves out, the co-residents can generally stay, as long as at least 80% of occupied homes still have a 55+ resident. Always confirm the current rules before you buy.
Can my adult child live with me?
Yes, if they’re 21 or older — as long as one occupant of the home meets the 55+ rule. Family under 21 can stay, but not more than 90 days in a calendar year (the Association can require that time be split into more than one visit). Confirm the current rules with the HOA before you count on a specific living arrangement.
Is Arizona Traditions a nice place to live?
We think so — and we’d know, because we live here. It’s a smaller, guard-gated community of 1,768 single-level homes with three community centers, two fitness centers, an 18-hole public golf course, pickleball, tennis, softball, and a woodworking and ceramics shop — at a low $215 monthly HOA. It’s not for everyone: it’s smaller than the big Sun Cities, so there’s less sheer volume of clubs and less inventory for sale at any moment. But the people who love it love the security, the tight-knit feel, and the value.
What do people complain about in Arizona Traditions?
Honest answer: because it’s a smaller community, there are fewer homes for sale at once, so the right one can be hard to catch — you have to be ready. Homes were built between 1997 and 2013, so some need updating. And like any guard-gated HOA, there are rules to follow and a design-review process for exterior changes. None of these are dealbreakers for most buyers, and as a resident we’ll tell you the real trade-offs before you commit.
What amenities does Arizona Traditions have?
A lot for its size: three recreation/community centers, two fitness centers, an 18-hole public golf course (the Dick Bailey–designed, par-70 Arizona Traditions Golf Club), pickleball courts, tennis courts, a softball field, and a woodworking/ceramics shop. Pools run 5:00 AM to 11:00 PM, with the Resort and Retreat pools reserved for adults. It’s a genuinely active, amenity-rich community.
Is there golf, and is it included in the HOA?
Yes, there’s an 18-hole public golf course inside Arizona Traditions — a par-70 Dick Bailey design that anyone can play. Golf is separate from your HOA dues (your $215 a month does not pay for golf). You pay to play or take a membership through the golf club. A home on or near the course is one of the community’s nicer perks.
Can I lease my home in Arizona Traditions?
Leasing an owner’s own home is generally allowed and isn’t treated as a business use, but the community’s 55+ age rule still applies to whoever lives there, and the Association’s Rules can set conditions. Always pull the current CC&Rs and Rules for the specific situation and confirm before you count on leasing.
Who built Arizona Traditions, and what are the floor plans like?
Continental Homes (now D.R. Horton) built the community between 1997 and 2013, in two collections — the original Neighborhood Series and the later, generally larger Resort Series. Every home is single-level, and nearly all are “split” plans with the primary suite on one side and guest rooms on the other.
