The Grand (built as Sun City Grand) is one of Del Webb’s largest West Valley communities, and it shows in the floor plans — roughly 50 single-level models across six collections, from compact garden and courtyard villas to Estate homes over 3,000 square feet. Below they’re listed by size, with the collection noted, so you can quickly find the ones that fit how you live.

The smaller Villa, Cottage, and Classic homes are easy lock-and-leave living; the Premier and Estate homes step up in size, dens, and finishes. Once you spot the two or three that fit, tell me and I’ll watch for them.

How to read these plan sizes

These are The Grand’s single-level Del Webb models by collection. Square footage is the builder’s livable area for the base plan; nearly every home has a 2-car garage, and many were built with a golf-cart bay or extended garage. Homes were finished with options — dens converted to bedrooms, extended rooms, casitas — that change the layout. Always confirm the exact square footage, bed and bath count, and garage on any specific home. I’ll pull the real numbers on any listing you like.

What The Grand homes sell for

The Grand is one of the busiest 55+ markets in the West Valley. In the 90 days before late October 2026, about 102 single-family homes sold here, from about $270,000 to $970,000. The average sale was near $468,000, or roughly $244 a square foot, and homes took about 95 days to sell. About 130 homes were for sale at the time, so buyers had real choice. These numbers cover single-family homes only.

With around 50 models, two homes with the same floor plan can sell far apart. The lot, a golf course view, and how much the home has been updated all move the price. Common questions

Is The Grand a retirement community?

Yes. The Grand (formerly Sun City Grand) is a Del Webb 55+ active adult community in Surprise — the kind of place many buyers mean by a “Surprise retirement community.” In most homes, at least one resident must be 55 or older. The Grand also sets aside a small share of homes, about 15%, where no one needs to be 55, as long as the residents are at least 45. Its roughly 50 single-level models are all within that community.
