Is Corte Bella a retirement community?
Yes. Corte Bella is a gated Del Webb 55+ active adult community. At least one resident in each occupied home must be 55 or older. Buyers age 45 to 54 can also buy and live here, as long as the community stays at least 80% age-qualified; the HOA must approve those sales.
Can I buy in Corte Bella if I’m younger than 55?
Possibly. The CC&Rs let buyers age 45 to 54 purchase and live here without a 55+ resident, but only if the HOA certifies the sale keeps the community at least 80% age-qualified. The seller sends the contract to the HOA, which decides within 3 business days. If it isn’t certified, the contract is void.
Can my adult child or grandkids live with me in Corte Bella?
An adult child can. Under the CC&Rs, anyone 19 or older may live with a resident who is 55 or older. Grandkids and anyone else under 19 can visit, but can’t stay overnight more than 90 days in any 12-month period. Rules can change, so confirm the current CC&Rs before you buy.
Is Corte Bella gated?
Yes. Corte Bella is a gated community.
Is Corte Bella part of Sun City West?
No. Corte Bella sits right next to Sun City West and shares the 85375 ZIP code, but it’s its own community with its own HOA and amenities. Sun City West’s recreation centers are for Sun City West residents. Many Corte Bella residents still golf nearby at Sun City West’s public Hillcrest course or join the private Briarwood Country Club.
Who built Corte Bella, and when?
Del Webb, the builder behind Sun City West and The Grand. Most homes were built in the early-to-mid 2000s.
How much do homes cost in Corte Bella?

What are the HOA fees in Corte Bella?
For 2026, dues are $764 a quarter (about $255 a month): $710 in HOA dues plus a $54 reserve contribution for future repairs. At closing, buyers pay $4,415: a $4,260 capital improvement fee and a $155 transfer fee. The seller pays the $385 resale disclosure fee and the $15 document fee. Golf is not included. Fees can change each year, so call to confirm.
Is golf included in the HOA?
No. The Corte Bella Golf Club is privately owned and is not part of the HOA. The CC&Rs say owning a home here doesn’t give you any right to use the golf club. Ask the club about membership and green fees.
Can I lease out my Corte Bella home?
Yes, with rules. At least one tenant must be 55 or older, and tenants show a photo ID to prove it. The board can set a minimum lease term of up to 12 months, require an approved lease form, and charge a small fee. While your home is leased, the tenant uses the amenity card, not you.
What about parking, sheds, and other home rules?
Those details are in the association’s Use Restrictions and Design Guidelines, and changes to your home’s exterior need approval from the Architectural Review Committee. Ask us and we’ll get you the current rules for the home you’re considering.
What is the Corte Bella golf course like? (scorecard)
It’s an 18-hole, par-72 championship course with nine sets of tees, from 4,202 to 7,011 yards. From the Black tees it rates 72.3 with a 128 slope; from the White tees, 6,433 yards, 69.8 / 122; from the Red tees, 5,095 yards. The club is at 22129 N Mission Dr, Sun City West, 623-556-8951. Does Corte Bella have pickleball?
Yes, and it’s popular. The CB Pickleball Club has more than 300 members and 8 lighted courts, open 6 a.m. to 10 p.m. Members get scheduled play six days a week, clinics, ladders, leagues, and social events. Is there a restaurant?
The golf club has dining and hosts social events. Hours, menus, and which events are open to the public change, so check with the club.
Corte Bella or Sun City West: which is better?
It depends on how you want to live. Corte Bella is gated, smaller, and quieter, with its own course and a strong pickleball club. Sun City West has far more rec centers, courses, and clubs, and a wider range of prices. We’re happy to tour both with you.
