Corte Bella is a gated, Del Webb-built 55+ country club community in the Sun City West area of the West Valley. It’s smaller and quieter than its big-name neighbors, with only about 1,650 homes, and it wraps around its own championship golf course. Also, the single-level homes run from about 1,150 to 3,200 square feet, and Del Webb built them from about 2003 to 2007.

The Corte Bella market right now
As of late September 2026, there were about 20 Corte Bella homes for sale and 12 more under contract. Over the last 90 days, 27 homes sold, from about $299,000 to $800,000. Meanwhile, the middle sale was near $520,000, and the average was about $535,000.
On average, homes sold at about 97% of list price, or roughly $267 a square foot. However, they took about 129 days to sell on average. In other words, the right price matters here. Several sellers who started too high had to cut their price before they sold.

What makes it different
The name means “beautiful pruning,” and it fits. That’s because the community stands out for its landscaping, and its streets borrow from European design: courtyards with flowers, fountains, tree-lined streets, archways, and mosaics. Del Webb also designed it with input from buyers who wanted more privacy and a more upscale feel than a big Sun City.
Because it’s small, it feels like a neighborhood rather than a city. Still, you get country club amenities, and you’re minutes from everything in Sun City West and Surprise.
One thing buyers need to know
Above all, this community has its own separate amenities. As a result, residents here can’t use the Sun City West rec centers or golf courses, and Sun City West residents can’t use these. So compare the two on what each one includes, not just on price.

Second, the Sun City West rec centers aren’t yours to use, either. Third, homes take a while to sell, so price matters. We cover all three below, before you fall in love with a fairway lot.
Is Corte Bella a retirement community?
Yes. It’s a 55+ active adult community, gated and built by Del Webb, the same builder behind Sun City West and The Grand (formerly Sun City Grand). That’s why it’s a popular pick for buyers planning a retirement move. Here’s how the age rules work, according to the recorded CC&Rs:
- At least one resident 55 or older in each occupied home.
- Buyers 45 to 54 can also buy and live here, as long as the community stays at least 80% age-qualified. The HOA must approve those sales.
- Adults 19 and older can live with you, including an adult child.
- Anyone under 19 can stay overnight no more than 90 days in any 12-month period. As a result, grandkids can visit, but not live here.
Rules can change, so always confirm the current CC&Rs before you buy. These rules follow federal housing-for-older-persons law.
Corte Bella Golf Club: the championship course

First of all, the Corte Bella Golf Club is an 18-hole, par-72 championship course that winds through the community. Instead of the usual desert target golf, it has lush shrubs, flowering trees, and Bermuda grass fairways. Also, with nine sets of tees, from 4,202 to 7,011 yards, it works for every level of player.

Who owns the golf club, and what it costs
However, the golf club is privately owned, and it’s not part of the HOA. According to the community’s recorded Declaration, owning a home here doesn’t come with golf rights, and your HOA dues don’t pay for the course. At last check, KemperSports managed the club. So ask the club about membership and green fees before you buy.

The amenities match the setting. Here’s what residents use every day.
Fitness & spa center
First, a large fitness and spa center with cardio and weight equipment, plus an aerobics and dance studio. The spa also offers massages, treatment rooms, saunas, and a sun patio.
Social hall
Next, a roughly 9,000 sq ft social hall with views in every direction, used for events, clubs, and dinners.
Pools
Also, a resort-style outdoor pool with a separate lap pool and spa.
Courts
Pickleball, tennis, and bocce, so there’s always a game going.
In addition, an events coordinator and fitness staff keep the calendar full, and clubs cover arts and crafts, cards, wine, and more. Of course, the courts, pools, and clubhouse belong to the community, and your HOA dues help keep them up.
Pickleball
Pickleball is big here. In fact, the CB Pickleball Club has more than 300 members and 8 lighted courts, open from 6 a.m. to 10 p.m. As a result, members get scheduled play six days a week, plus beginner clinics, skills sessions, ladders, league play, tournaments with other communities, and social events. Residents can also reserve open-play courts, and those who haven’t joined the club can play up to 10 times to try it out. Is Corte Bella a retirement community?
Yes. It’s a gated Del Webb 55+ active adult community, so it’s a popular choice for buyers planning a retirement move to the West Valley. At least one resident in each occupied home must be 55 or older. Buyers 45 to 54 may also qualify, as long as the community stays at least 80% age-qualified.
Is Corte Bella gated?
Yes. The community has entry gates and private streets, so it feels more private than Sun City West. Still, gate staffing can change, so we confirm the current setup for you.
Is it part of Sun City West?
No. It sits right next to Sun City West and shares the 85375 ZIP code, but it’s its own community with its own HOA and amenities. So residents here can’t use the Sun City West rec centers or golf courses, and Sun City West residents can’t use these.
