Goodyear AZ 55+ Communities: The Complete Guide

Thinking about Goodyear AZ 55+ communities for your retirement move? Here’s everything in one place: the two big 55+ communities, prices and fees, airports and drive times, hospitals, things to do, and the events that fill the year.

Goodyear sits along I-10 about 17 miles west of downtown Phoenix. Interestingly, it started in 1917, when the Goodyear Tire and Rubber Company bought land here to grow cotton for tires. Today, however, it’s a fast-growing city of roughly 118,000 people, with the Estrella Mountains to the south and the White Tanks to the north.

As a result, for a 55+ buyer, Goodyear offers something rare: two very different Goodyear retirement communities, both with big amenities, about 10 minutes apart. Founder Jarl Kubat has spent 22+ years showing buyers both of them, and this guide shares what we’ve learned along the way.

Getting around Goodyear retirement communities: airports and drive times

Hospitals and health care near Goodyear

Above all, good medical care close to home matters on any retirement move. Fortunately, Goodyear has more of it than many buyers expect.

  • Abrazo West Campus, Goodyear: a full-service hospital and Level I trauma center.
  • City of Hope Phoenix, Goodyear: a cancer treatment hospital (formerly Cancer Treatment Centers of America).
  • Banner Health Center Goodyear, Goodyear Civic Square: opened in October 2025 with primary care, orthopedics and imaging, including CT, MRI and mammography. It’s a clinic, not an emergency room.
  • Banner Estrella Medical Center, west Phoenix: a full hospital about 8 miles east of central Goodyear.
  • Banner Del E. Webb Medical Center, Sun City West: about 25 miles north, near Sun City and The Grand.

So before you buy, check that your doctors and your Medicare plan work with these hospitals. Then map the drive from the exact home you’re considering.

Things to do in Goodyear

  • Spring Training at Goodyear Ballpark: Cleveland Guardians and Cincinnati Reds
  • Estrella Mountain Regional Park: more than 30 miles of trails
  • Kayaks and paddleboards on the Estrella lakes
  • Golf: PebbleCreek’s 54 holes plus the Golf Club of Estrella
  • The Wigwam resort and its three courses in next-door Litchfield Park
  • Goodyear Civic Square: City Hall, a library and a park

Goodyear events throughout the year

In addition, the City of Goodyear keeps a busy calendar. For example, here’s what a typical year has looked like. Dates change each year, so check the City of Goodyear special events page before you plan a visit.

Winter (Jan–Mar)

Spring Training at Goodyear Ballpark from late February through March. The city has also hosted a Night Market, the Lakeside Music Festival and Theater in the Park in March.

Spring (Apr–May)

Next come movies in the park and outdoor concerts while the evenings are still cool. Plus, it’s the best time for the Estrella trails.

Summer (Jun–Sep)

The Star Spangled 4th celebration with fireworks at Goodyear Ballpark. Otherwise, it’s indoor pools, early-morning golf and the clubhouse calendar.

Fall and holidays (Oct–Dec)

The Fall Festival at Goodyear Ballpark, a Veterans Day festival in November, and Holidays on the Square at Civic Square in December.

Honest notes about living in Goodyear

Of course, every place has trade-offs, so here are the ones we tell our own buyers.

  • Summer heat. Highs run at or above 100 degrees from June through August, and monsoon storms come in July and August. That’s why most residents shift their golf and pickleball to early mornings.
  • Jet noise near Luke Air Force Base. First, Luke is a few miles north of PebbleCreek, so you’ll hear the jets on weekdays. So visit during flight hours before you pick a lot.
  • Growth and traffic. Goodyear is growing fast, so I-10 gets busy at rush hour. On the plus side, that growth also brings new shopping, medical offices and restaurants.

A note from our founder

“I live just up Loop 303 in Arizona Traditions, so Goodyear is my backyard. When I show PebbleCreek, I like to go on a weekday so buyers can hear the jets for themselves. And at CantaMia, I always walk buyers past the lakes and the Village Center. Then most people know within an hour which one feels like home.” — founder Jarl Kubat (22+ years)

Goodyear retirement communities: common questions

How many 55+ communities are in Goodyear AZ?

Goodyear has two large age-restricted 55+ communities: PebbleCreek, with about 6,100 homes, and CantaMia at Estrella, with about 1,700 homes. Both are popular choices for a retirement move to the West Valley.

Which is better for retirement, PebbleCreek or CantaMia?

It depends on how you want to live. PebbleCreek is bigger, guard-gated, and has 54 holes of golf and 36 pickleball courts. CantaMia is smaller and quieter, with one 29,000 sq ft clubhouse and a lower starting price. Walk both before you decide.

How far is Goodyear from Phoenix Sky Harbor Airport?

Goodyear is about 25 miles west of Phoenix Sky Harbor International Airport. It’s usually about a 30-minute drive on I-10, longer at rush hour.

Is there a hospital in Goodyear AZ?

Yes. Abrazo West Campus in Goodyear is a full-service hospital and Level I trauma center. City of Hope Phoenix, a cancer hospital, is also in Goodyear, and Banner Estrella Medical Center is a short drive east in west Phoenix.

Can I buy in a Goodyear 55+ community if I’m under 55?

Sometimes. In most homes, only one resident has to be 55 or older. PebbleCreek also allows a small share of homes, up to about 20%, where no one is 55, with board approval, as long as one resident is at least 40. Rules change, so confirm with the association.

No. In both PebbleCreek and CantaMia, golf is paid on its own through green fees or memberships. HOA dues cover things like the clubhouses, pools, fitness centers and common areas.
