So below, we sort them by what matters most to you and then by city.

Sun City and Sun City West: where it all started
Sun City was America’s first big 55+ community, and it’s still the West Valley’s best value. It has resident-owned golf courses, several rec centers, and a huge list of clubs. However, many homes are older, so plan for some updates.
Sun City West, a few miles away, came next. Because it’s newer, it has more golf, more rec centers, and a full calendar all year. As a result, it’s one of the most popular West Valley retirement communities we sell. In addition, Corte Bella offers a smaller, country-club feel right next door.
Surprise 55+ communities
Surprise has more 55+ choices than any other West Valley city. In other words, it’s a great place to start. For example, The Grand is the big one, with about 9,800 homes and four public golf courses. However, it’s an open community with no gate. Meanwhile, Arizona Traditions is mid-size and friendly, and it’s where Jarl lives. Also, Sun Village and Sterling Grove are guard gated, and Heritage at Asante has some of the newest homes. For the full list, see our guide to Surprise 55+ communities.
Peoria 55+ communities
Peoria’s West Valley retirement communities give you a mix of older value and brand-new homes. For example, Westbrook Village has two golf courses and a big pickleball club. On the other hand, Ventana Lakes is built around lakes instead of golf. Then, up north in Vistancia, Trilogy at Vistancia has a resort feel, and RidgeCrest has new, gated homes. Also, Lake Pleasant is a short drive away.
Goodyear and Buckeye 55+ communities
This is where West Valley retirement communities are growing fastest. In Goodyear, PebbleCreek is guard gated, with 54 holes of golf and 36 pickleball courts. Similarly, CantaMia sits in Estrella, with lakes and mountain trails nearby. Finally, farther west, Buckeye has Sun City Festival, Del Webb’s newest, plus Victory at Verrado and the smaller SunDance. Of course, these are a longer drive to the airport. Still, the views and newer homes win many buyers over.
💡 A tip from our West Valley 55+ communities tours
Luke Air Force Base sits in the middle of the West Valley. As a result, jet noise is real on some streets. That’s why we always say: stand in the yard of a home you like, on a weekday, and listen. Better yet, founder Jarl Kubat knows which streets are quiet and which aren’t, and that saves our buyers from a costly surprise.
How West Valley retirement communities compare to the East Valley
Because we work on both sides of the Valley, we can compare them fairly. In general, the West Valley has the giant, all-in-one Del Webb communities. On the other hand, the East Valley has more mid-size golf communities and its own airport in Mesa. As a result, many buyers tour both before they decide. To see the other side, start with our Sun Lakes communities guide or every area we serve.
Costs and rules in West Valley 55+ communities
First of all, dues range a lot. For example, The Grand runs about $160 a month, while PebbleCreek, with its guard gates, runs about $294 a month. On top of that, most communities charge a one-time fee when you buy. However, HOA dues don’t pay for golf, because that’s separate. Our Arizona 55+ HOA fees guide lists them community by community.
Most of these communities follow the federal 80/20 rule, so at least 80% of homes need a resident who is 55 or older. Even so, each one adds its own rules. For details, you can read the federal rule in the housing for older persons regulations.
