Why we know this part of the Valley
For one thing, founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ and retirement communities, in the West Valley and the East Valley alike. He lives in Arizona Traditions, a gated 55+ golf community in Surprise, so he knows daily life on a golf course behind a gate as a neighbor, not just as an agent. That’s also why we read the recorded CC&Rs and check the fees on every home we show here.

The SunBird Chandler market right now
Buyers always ask us the same first question: is anything selling? So here’s the latest picture from the Arizona Regional MLS. Because fewer homes change hands here than in the big Sun Cities, we refresh these numbers every quarter.
At last check, there were 16 SunBird homes for sale, with asking prices from about $175,000 to $420,000. In general, most homes here were built from 1992 to 1998, and most of the recent sales were two-bedroom homes of about 970 to 1,680 square feet. Ranges shift as the market changes, so call or text (480) 710-6326 to verify today’s numbers. You can also compare every community on our Arizona 55+ market update.
Affordable, and on owned land
SunBird offers single-family homes alongside park-model and manufactured homes, and here you own the land under all of them. That matters. After all, in a lot of manufactured-home communities you only lease the ground, which means rising lot rent and a home that’s harder to finance and resell. Not here. Instead, at SunBird the land comes with the home.
Our rule, so you know where we stand: we don’t sell homes on leased land. So at SunBird, even the lowest-priced homes are a real, ownable way into a gated golf community, not a compromise. Also, the HOA fee is the same regardless of the home type you choose.
SunBird Golf Resort: the course and a big clubhouse
Golf is at the center: the community is built around an 18-hole, par-66 course, a semi-private Gary Panks design that rewards every level of player without demanding an all-day round. Meanwhile, the 43,000-square-foot clubhouse is the social hub, with dining, a pool, and the calendar of clubs and activities you’d expect from a resort-style community. In short, for the money, few Chandler communities pack in this much.
Want a home right on the fairway? Then browse the current golf course homes here, because some SunBird homes for sale sit right along the course. However, keep in mind that your HOA dues don’t pay for golf. Instead, rounds, passes, or memberships go through the course, so ask us for current rates before you count on them. If pickleball is on your list, ask us too, and we’ll confirm the current court setup with the association. Finally, to compare courses across the Valley, see our golf course homes guide.

Single-Family Golf CourseHomes here
SunBird gives you real range: single-family homes, and park-model and manufactured homes on owned land, plus golf-course homes as their own search. As a result, it fits so many budgets, from buyers who want a full single-family home to those who want the lowest-cost path into a gated golf community. With manufactured and park-model homes, the age and condition of the home itself matter as much as the finishes, and we’ll go through all of that with you before you offer.

SunBird Chandler HOA fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| HOA (semi-annual) | $750 × 2 = $1,500/yr | About $125/month, same for all home types |
| Capital improvement fee | $3,300 | One-time, at closing |
| Transfer fee | $400 | One-time, at closing |
In other words, that adds up to about $3,700 at closing, on top of your down payment and normal closing costs. It’s one of the lower HOAs among Chandler’s gated golf communities, and it’s the same whether you buy single-family or manufactured. That’s why we confirm every figure with the association before you commit, on every one of the SunBird homes for sale we show. Also, on manufactured and park-model homes, we’ll help you understand financing, which works differently than a standard mortgage. Then, to see how these fees stack up, check our Arizona 55+ HOA fees comparison.

The recorded rules that shape daily life at SunBird Golf Resort
We read the recorded CC&Rs so you know what you’re buying into in this gated golf resort.
| Rule | What the recorded CC&Rs say |
|---|---|
| Age | A 55+ community (80% floor) with distinctive wording: each home needs a 40-and-older anchor, and a co-resident can be as young as 19. No permanent residents under 19. |
| Grandkids visiting | Visiting grandkids are fine. The recorded CC&Rs set no specific visit-day cap, so day-to-day limits come from the association’s posted rules (we confirm the current ones). |
| Parking & RVs | Everyday cars aren’t restricted to the garage here (driveway parking is fine). RVs, boats, motor homes and trailers need Board approval to be kept overnight on a lot; golf-cart storage is handled separately. |
| Leasing | Owners may lease, but tenants are bound by the community rules. No minimum term is set in the recorded CC&Rs, so we confirm the current rule with the association. |
| Home sizes | Minimum home sizes are small (400–800 sq ft depending on the section because of SunBird’s manufactured-home heritage alongside its site-built homes. |
These age rules also follow federal housing-for-older-persons law. Rules can change, so we pull the current CC&Rs and rules for the exact home before you buy.
You own your land, and it’s gated with its own 18-hole course
SunBird is a gated golf resort on land you own (no lot rent), built around an 18-hole course. Above all, that’s a real advantage over lease-land manufactured communities. Note there’s a resale capital contribution due at closing (about $3,300 for 2026), and we put the exact figure in your numbers before you write an offer.

Land, homes and fees
Do I own the land with a manufactured or park-model home?
Yes. At SunBird, single-family, manufactured, and park-model homes all sit on land you own. So you’re not leasing the ground, which is the biggest reason these homes hold value. We don’t sell homes on leased land, so this matters to us too.
Is the HOA different for manufactured vs. single-family?

How much do homes cost?
