It has about 1,880 homes built for active-adult living, plus the amenities most buyers picture when they think “retirement community”: a clubhouse, a grill, a pool, and golf woven right through it. The Solera Chandler market right now
Of course, the first thing buyers ask us is simple: is anything actually selling here? So here’s the latest picture, as of our last report.
As of October 2026 · single-family homes · refreshed quarterly
What homes cost: Over the last 90 days, single-family homes sold from about $315,000 to about $654,750, averaging near $417,000. Overall, that works out to roughly 98% of list price, about $277 a square foot, and around 113 days on the market. At that time, the 7 Solera Chandler homes for sale were asking from about $379,000 to $475,000.
Most of the homes that sold had 2 bedrooms and date from 2001 to 2004. However, ranges shift as homes get reduced and as the market changes, so call or text (480) 710-6326 to verify today’s numbers. You can also compare communities on our Arizona 55+ market update.
Solera Chandler golf: right at the entrance
The Lone Tree Golf Club course runs right through Solera. At last check, it’s a public 18-hole championship course, and the clubhouse and grill serve as its starting point. So golf here isn’t a drive across town; it’s at your entrance. In fact, you can play a round, grab lunch at the grill, and be home in minutes.
Because it’s a public course, you don’t need a private membership to play, which is a nice bit of flexibility. And if a fairway view is on your list, the golf course homes are their own search.
One thing to know up front: your HOA dues don’t fund the golf. A separate owner runs the course, so green fees and any passes come from the club, not the association. So for tee times and current rates, check with the club directly. Many Solera Chandler homes for sale sit on or near the course, so ask us which lots back up to a fairway. Comparing courses across the Valley? Then see our golf course homes guide.
Pickleball and the courts
Pickleball is a big draw in every East Valley 55+ community, and buyers ask us about it on almost every tour. However, we only publish court counts we’ve confirmed. So if pickleball is on your list, ask us, and we’ll check what Solera offers today and how it compares with its Chandler neighbors. Meanwhile, our Arizona 55+ pickleball guide shows the court counts we’ve verified across the Valley.
Solera Chandler amenities & daily life
Solera gives you a country-club-lite experience: a clubhouse and restaurant/grill, a pool, and the social calendar that comes with a community of this size. In other words, it’s a step up in amenities from smaller Chandler communities like Lone Tree, without the scale (or the fees) of a giant like Sun Lakes. In fact, for many buyers that middle ground is exactly right. After all, you get enough to do, without paying for things you’ll never use.

Single-Family Golf CourseSolera Chandler homes for sale
Solera is single-family Del Webb homes: a defined set of floor plans built for single-level, low-maintenance living, many on or near the golf course. Because Del Webb built it as one community, the layouts are consistent and easy to compare. As a result, shopping here is refreshingly clear. Also, we can walk you through which plans tend to hold value and what to watch for on the resales.

Solera Chandler HOA fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| HOA (semi-annual) | $1,042 × 2 = $2,084/yr | About $174/month |
| Capital improvement fee | $4,168 | One-time |
| Transfer fee | $250 | One-time |
| Resale disclosure fee | $400 | One-time (seller pays) |
At closing you’ll pay about $4,418 in one-time buyer fees (the capital fee plus the transfer fee). That’s a reasonable price for the amenity set, since you get the clubhouse, restaurant, and pool without a country-club membership on top, and the golf next door is public. Still, we confirm every figure with the association before you commit. Finally, to see how these costs stack up, compare our Arizona 55+ HOA fees page.
Fees are current for 2026 as provided and subject to change.
The recorded rules that shape daily life at Solera Chandler
We read Solera’s recorded CC&Rs (the Springfield Lakes / Del Webb declaration), so you know what you’re buying into.
| Rule | What the recorded CC&Rs say |
|---|---|
| Age | A 55+ community (80% floor) with one of the most flexible co-resident rules around: the floor is just 18. A qualifying 55+ occupant plus an 18+ partner meets the rule, so a much younger spouse can live here. |
| Grandkids visiting | Under-18 guests may visit up to 3 weeks at a stretch and 30 days a calendar year. |
| Parking & RVs | Cars (under 7 ft tall, 22 ft long) park in the garage or on the driveway. No overnight street parking. A resident’s RV can sit on the driveway or street only briefly: up to 48 hours at a time and no more than 4 nights a month. |
| Leasing | Whole home only, 30-day minimum, so no true short-term stays, and tenants must meet the age rules. |
| Exterior changes | Governed by the association’s design rules; garages must stay usable for parking (no conversions). |
Age rules follow federal housing-for-older-persons law and the community’s recorded CC&Rs, which can change by amendment. Confirm current rules with the association before you buy.
Two associations, and the golf next door isn’t the HOA’s
Solera sits within a master community, so there’s a master association alongside the Solera one. It’s also next to Lone Tree Golf Club, which is separately owned, so play and fees there are separate from your dues. That’s why we confirm the combined dues on any specific home.
Where Solera sits in Chandler
Solera is in south Chandler, close to the 55+ stretch of Riggs Road that locals call Retirement Row. That means everyday shopping, dining, and medical care are a short drive away, and so are Gilbert, Mesa, and Sun Lakes. Also, for city services, parks, and local news, the City of Chandler site is a handy starting point.
Don’t mix it up with the other Soleras
Del Webb also built Solera at Johnson Ranch in San Tan Valley (sometimes listed as Solera Queen Creek). It’s a separate community with its own HOA, fees, and rules. In other words, this page covers only the Solera in Chandler.
Is Solera Chandler the right retirement community for you?
A great fit if you…
- Want golf at your doorstep without a private membership.
- Like a clubhouse and restaurant but not a giant community.
- Prefer consistent Del Webb single-family floor plans.
- Want a great Chandler / East Valley location.
Worth knowing before you buy…
- Gated, not guard gated: a gate, but no guard on duty.
- The golf course is public, which is great for access, but it’s not a private club.
- An established community, so check the mechanicals on resales.

The basics
Is Solera Chandler a retirement community?
Yes. Solera Chandler is a gated, age-restricted 55+ community in south Chandler, built by Del Webb for active-adult living. Many buyers choose it for a retirement move because it pairs a clubhouse, grill, and pool with a public golf course at the entrance.
Who built Solera Chandler?
Del Webb built it. It’s a gated 55+ Del Webb community of about 1,880 single-family homes, built for active-adult, low-maintenance living. Every home today is a resale.
Can a younger spouse live in Solera Chandler?
Usually, yes. The recorded rules call for a 55+ occupant in the home, and a co-resident can be as young as 18. Also, under-18 guests can visit up to 3 weeks at a time and 30 days a year. Rules can change, so we confirm the current version before you buy.
Golf, amenities and the gate
Is the golf course private?
No. The Lone Tree Golf Club course that runs through Solera is a public 18-hole championship course, with the clubhouse and grill as its starting point. As a result, you can play without a private membership. A separate owner runs it, so your HOA dues don’t pay for golf.
Is Solera gated?
Yes, it’s gated, with a gate but no guard on duty. That’s “gated,” not “guard gated.” Its Chandler neighbors SunBird and Springfield are guard gated, if that matters to you.
What amenities does it have?
A clubhouse, restaurant/grill, pool, and the social calendar of a mid-sized community, plus the golf course at the entrance. It’s a fuller amenity set than Lone Tree, without the scale of Sun Lakes.
