Blackstone is a small, high-end market. Right now about 17 homes are for sale, 5 are under contract, and 2 are coming soon. Over the last 90 days, 10 homes sold, adding up to about $13.8 million. With this few sales, one big custom home can move the averages a lot, so we always look at the individual sales, not just the average.

What moves the price at Blackstone?
Size and age of the home. A newer custom build sells at a very different price per square foot than a 2007 home of the same size. The lot. Golf-course frontage and open mountain views carry a real premium. Condition and updates. Remodeled kitchens, baths, and outdoor living spaces push a home toward the top of its lane. Pricing. Homes priced right sold in days; homes that started too high sat for months and sold after price cuts. That’s the biggest lesson in this market.
