Blackstone Country Club is the premier private club community inside Vistancia, the acclaimed master plan in northwest Peoria. It’s a guard-gated, 590-acre enclave of roughly 500 luxury and custom homes built around an award-winning championship golf course and a grand hacienda-style clubhouse. This is a step up in every sense — the homes, the amenities, and the lifestyle — for buyers who want a true country-club setting behind a staffed gate.

The golf: a Jim Engh championship course

Blackstone’s par-72 championship course was designed by Jim Engh — Golf Digest’s first-ever “Architect of the Year” and a multiple national award winner — and it’s managed by Troon. It has been recognized by Links Magazine among America’s premier courses and named to national “top golf communities” lists. Dramatic desert framing, bold elevation changes, and Engh’s signature risk-and-reward design make it a course members are genuinely proud of. You can learn more at the Blackstone Country Club site.

The clubhouse & amenities

The heart of the community is a 30,000-square-foot, hacienda-style clubhouse with a genuinely resort-level amenity set:

  • Casual and formal dining, plus a full calendar of member events — winemaker dinners, cooking classes, and more.
  • A 24-hour, state-of-the-art fitness center.
  • Lighted tennis courts for recreational and tournament play.
  • A resort-style pool with private cabanas, a separate lap pool, and a children’s play area.
  • A neighborhood park with a half-court, playground, recreational lawn, and shade ramadas.

Between the golf, the dining, and the events, Blackstone lives like a private resort you get to call home.

Membership — how the club works

Here’s an important detail we always explain: club membership at Blackstone is separate from owning a home, and it’s optional. The club offers a range of membership types — equity golf, non-equity golf, and non-equity social memberships, plus junior and corporate options. And you don’t have to own a home in Vistancia to join the club, nor must you join the club to own a home here. We’ll walk you through the current membership tiers and costs so you can decide what fits — there’s no one-size-fits-all here.

Here’s the gist of what membership can include, so the lifestyle is easy to picture:

Golf memberships — unlimited access to the championship course with no cart fees, a full slate of club tournaments and weekly men’s and women’s games, and professional fittings, lessons, and clinics. Golf members also get Troon Privé benefits — access to 140+ private clubs nationwide and preferred rates at 150+ Troon resort and daily-fee courses — plus all the social and fitness perks below.

Social memberships — for those who love the country-club life without needing unlimited golf: three pools (including a year-round heated lap pool and a resort pool), a full fitness center with group classes and personal training, wellness offerings, and lighted pickleball and tennis with clinics and leagues, plus the dining and events calendar.

Most memberships extend to the primary member, a spouse or partner, and unmarried children up to age 26. The tiers, dues, and any buy-in are set by the club and change over time — so rather than post numbers that could be out of date, we’ll get you the current details for the tier that fits how you’d actually use the club.

The homes

Blackstone is made up of roughly 500 luxury and custom homes, many set on the golf course or with mountain and sunset views. You’ll find semi-custom production homes from respected builders alongside true custom estates, so the range of size, style, and price is wide. Because homes here are individual and often highly upgraded, no two are quite alike — we’ll pull the full details, including any golf-course-lot premium, on anything you’re considering.

Buying at this level, representation matters. On a luxury or custom home, the details — the lot, the view premium, the upgrades, the resale story — are where a good agent earns their keep. We’ll help you understand exactly what you’re paying for before you write an offer.

Guard-gated & the Vistancia location

Blackstone has a private, staffed guard gate — a real, manned entrance, not just a gate. It sits within Vistancia in northwest Peoria, one of the Valley’s most successful master plans, so you’re close to Vistancia’s own parks and trails, plus shopping, dining, and healthcare, with easy access to Loop 303 for the rest of the Valley. It feels tucked-away and private while keeping everyday conveniences close.

HOA fees & what to budget for (2026)

There are two separate pieces at Blackstone: the community fees (below), and — if you choose to play — an optional club membership. Here are the current 2026 community figures.

Fee2026 amountNotes
HOA (quarterly)$726~$242/mo — guard gate & common areas
Vista Maintenance Corporation fee$75Vistancia master association
Transfer fee$250One-time, at closing
Capital improvement fee$1,500One-time, at closing
Resale disclosure fee$400One-time — seller’s cost

Club membership is separate and optional. The figures above are the community and HOA fees. If you want to golf or use the club, that’s a separate membership — equity or non-equity golf, or social — each with its own dues and, for equity, a buy-in. You don’t have to join to own a home here. We’ll walk you through the current membership tiers and costs so you can decide what fits, and we confirm every figure in writing before you commit.

Is Blackstone right for you?

  • Love championship golf and a resort-level clubhouse.

Frequently asked questions

Is Blackstone a 55+ community?

No — Blackstone is all ages, not age-restricted. Many buyers choose it for exactly that reason. If you want a 55+ community, the same Vistancia master plan has Trilogy at Vistancia, and we can show you both.

Is it guard gated?

Yes — Blackstone has a private, staffed guard gate, a real manned entrance for a genuine layer of security and privacy.

Do I have to join the club to live there?

No. Club membership is separate from owning a home and it’s optional. The club offers equity golf, non-equity golf, and social memberships, and you don’t have to own in Vistancia to join, or join to own here. We’ll explain the current tiers and costs.

Who designed the golf course?

Jim Engh — Golf Digest’s first “Architect of the Year” — designed the par-72 championship course, which is managed by Troon and has earned national recognition.

What will it cost me?

Two separate pieces. For 2026 the community HOA is $726/quarter plus a $75 Vistancia master (Vista Maintenance Corp) fee, with one-time fees at closing of $250 (transfer) and $1,500 (capital improvement). Then, if you choose to play, there’s an optional, separate club membership with its own dues and buy-in. We confirm every current figure for the specific home and membership before you buy.
