Common questions

Is Blackstone Country Club a retirement community?

No. Blackstone is not age-restricted, so it isn’t a 55+ or retirement community. People of all ages live here. Many active adults choose it for the private golf and club lifestyle. If you want an age-restricted community nearby, Trilogy at Vistancia and RidgeCrest at Vistancia are both 55+ and sit in the same master plan.

Can my adult child or grandkids live with me?

Yes. Blackstone’s CC&Rs have no age restriction, so there are no age-based limits on who lives in your home. That’s a big difference from a 55+ community. The home must be used by a single household, and normal HOA rules still apply.

Is Blackstone Country Club gated?

Yes. Also, Blackstone is a guard-gated community.

Where is Blackstone Country Club?

It’s in Vistancia in north Peoria, near Lake Pleasant Parkway. The club’s address is 12101 W Blackstone Dr, Peoria, AZ 85383.

What is Blackstone at Vistancia?

It’s the same place. Also, Vistancia is the larger master-planned area in north Peoria, and Blackstone Country Club is the private, guard-gated golf community inside it. You’ll see both names used.

How much do homes cost in Blackstone?

Over the last 90 days, homes sold from about $450,000 to $2.7 million, with a middle sale near $1.19 million. Also, see the full breakdown on our Blackstone Country Club home prices page. Ranges shift with the market, so call or text (480) 710-6326 for today’s numbers.

Do I have to join the club if I buy a home?

No. Club membership is optional, and you don’t have to join to own a home here. The CC&Rs say owning a home doesn’t give you any right to use the club; that comes only with a membership.

How much is a Blackstone Country Club membership?

It depends on the tier. The club offers equity golf, non-equity golf, and social memberships, each with its own dues; equity memberships also include a buy-in. Costs change, so we’ll walk you through the current tiers and confirm the figures in writing, or you can call the club at 623-707-8700. In other words, membership is on top of your HOA dues.

What are the HOA fees?

For 2026, HOA dues are $726 a quarter (about $242 a month), covering the guard gate and common areas, plus a $75 Vistancia Maintenance Corporation fee for the master association. Then, at closing, buyers pay a $250 transfer fee and a $1,500 capital improvement fee ($1,750 total). Also, the seller pays the $400 resale disclosure fee. Club membership is separate and optional. Fees can change, so call to confirm.

What is the Blackstone golf course like? (scorecard)

It’s a private, 18-hole, par-72 Jim Engh design. Also, it plays 7,089 yards from the Black tees (73.2 rating, 138 slope), 6,363 from the Blue, 5,535 from the White, and 4,738 from the Red. Also, the front and back nines are each par 36. Our golf course homes guide compares other golf communities.

Does Blackstone have pickleball?

Yes. The club has 8 dedicated pickleball courts and 3 tennis courts, with leagues, tournaments, social mixers, and lessons. They’re for club members and their guests. Also, see how other communities compare on our pickleball communities hub.

Can I park a car in the driveway overnight?

Yes. The CC&Rs say everyday vehicles belong in your garage or driveway. Overnight street parking isn’t allowed, and RVs, boats, trailers, and campers can’t be kept where neighbors can see them. Golf carts must be electric and registered with the state.

Can I lease out my Blackstone home?

Yes. You can lease the whole home to one household, and you must notify the HOA within 10 days of signing the lease. You can’t lease out just part of the home, like a room or casita.

Is there a restaurant, and can I host a wedding or event there?

The clubhouse offers dining and hosts private events, including weddings. Menus, hours, and event availability change, so check with the club directly.

How do I find out about upcoming events?

Club events are mostly for members and their guests, and the club posts its own calendar. For events across the Valley’s 55+ communities, see our Arizona 55+ community events page.

How does Blackstone compare with Trilogy at Vistancia?

Both are in Vistancia and both have golf. The biggest difference: Trilogy is a 55+ community built around its own resident clubs, while Blackstone is all-ages with a private club you join separately. Blackstone homes also run higher in price. We’re happy to tour both with you.
