Is Happy Trails Resort a retirement community?

Yes. Happy Trails is a guard-gated 55+ resort community in Surprise, built around park models, manufactured homes, double-wides, and RV lots, with an 18-hole golf course running through it. Confirm the current age and occupancy rules with the association before you buy.

Do I own the land?

Yes, and it’s the most important thing to know. Every lot at Happy Trails is individually owned, so you own your home and the land it sits on. In many park-model and manufactured-home communities, you only lease the lot, and that lease can go up. We don’t sell homes on leased land.

Is Happy Trails gated?

Yes. It’s guard-gated around the clock.

What is the monthly fee, and what does it include?

For 2026, the standard monthly fee is $238.23, and it includes water, sewer, and garbage, which you’d normally pay on top of HOA dues somewhere else. Double-wides pay more, and the amount varies by home, so we verify the exact fee before you commit. Golf is separate.

What do I pay at closing?

The buyer pays a $2,858.76 capital improvement fee and a $190 transfer fee, about $3,048.76 in all, on top of the purchase price and normal closing costs.

How much do homes cost?

What can I buy at Happy Trails?

Park models (compact, easy lock-and-leave homes), manufactured homes and double-wides (more room), and RV lots with hookups, where you park your own RV each winter. You own the lot in every case.

Can I live at Happy Trails year-round?

Yes. Some residents live here all year, but many are snowbirds who winter here and head north for summer. If Arizona becomes more than a winter home for you, many buyers eventually look at the site-built homes in Arizona Traditions next door. It’s worth understanding both before you buy.

Is there a golf course? (scorecard)

Yes. Great Eagle Golf Club is an 18-hole, par-72 course that runs through the resort. From the Black tees it plays 6,683 yards, with a 72.1 rating and 125 slope; the longest hole is the 589-yard par-5 12th. It’s open to the public, so there’s no required membership; you pay to play. Golf is separate from your monthly fee. Ask us for current rates.

Does Happy Trails have pickleball?

Yes, and it’s a big deal here. There are 14 lighted outdoor courts, with daily open play, round robins, and lessons for beginners through 5.0 players. The club hosts the Happy Trails “Wild West” Pickleball Classic, one of Arizona’s longest-running tournaments, with more than 400 players. What other amenities are there?

Four pools and seven spas, a performing arts center, tennis, a fitness center, billiards, craft clubs, an on-site restaurant, a big dog park, and bike paths.

Can I get a mortgage on a park model or manufactured home?

Financing for park models and manufactured homes works differently from a site-built home, and options vary by home and lender. Owning the land helps. Talk with a lender who knows these homes before you shop; we can point you to one.

How do I get to Arizona Traditions from Happy Trails?

A golf-cart bridge connects the two communities, so you can ride between them without using a public road.
