Meridian Manor: A 55+ Buyer’s Guide
A gated 55+ community in Apache Junction with beautiful Superstition Mountain views, a clubhouse and fitness center, and a very low monthly fee — where you own the land, and you can choose a manufactured home or a stick-built one (the section once known as White Dove Ranch).
Meridian Manor is a very nice, gated 55+ community in Apache Junction — with a clubhouse, a small fitness center, and some of the best Superstition Mountain views around, all at a remarkably low monthly fee. It has an interesting story, too, that’s worth understanding before you shop it.
Two kinds of home, one community (and the White Dove Ranch story)
Here’s the history that explains what you’ll see in the listings. Meridian Manor started as a community of modular homes — essentially double-wides — on land you own. As it filled in, the back half was developed with stick-built, site-built homes, and that section was originally named White Dove Ranch. The two later combined into one community.
So today it’s all one Meridian Manor, with the exact same HOA for everyone, and the two home types are mixed in together. If you search “White Dove Ranch,” you’re looking at the same community — just the newer, stick-built side. Either way, you own the land your home sits on.
Our rule, so you know where we stand: we don’t sell homes on leased land. At Meridian Manor you don’t have to worry about it — the land comes with the home, modular or stick-built.
Views, a clubhouse, and a low fee
The setting is the star: Meridian Manor has beautiful, open views of the Superstition Mountains, which is a genuine draw in Apache Junction. Inside the gates there’s a nice clubhouse and a small fitness center — enough to be social and stay active without a big monthly bill. And that bill is one of the lowest you’ll find: about $87 a month. For a gated community with those views and owned land, it’s hard to beat on value.

You’ve got a real choice at Meridian Manor: an affordable modular/manufactured home on owned land, or a stick-built site-built home (the former White Dove Ranch section) — same community, same low HOA. With manufactured homes the age and condition of the home itself matter as much as anything, and with either type we’ll go through the mechanicals and the value with you before you offer. Financing works differently on manufactured homes, and we’ll help you understand it.
Fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| Monthly HOA | $87 | ~$1,044/year — same for both home types |
| Capital improvement fee | $1,000 | One-time |
| Transfer fee | $185 | One-time |
| Resale disclosure fee | $185 | One-time |
That $87 monthly is one of the lowest of any gated 55+ community we cover — and it’s the same whether you buy a modular or a stick-built home. We confirm every figure with the association before you commit.

Is White Dove Ranch the same as Meridian Manor?
Yes — White Dove Ranch was the name of the stick-built, site-built back half of the community. It combined with Meridian Manor into one community with the same HOA, and the home types are mixed together now. Search either name and you’re looking at the same place.
Do I own the land?
Yes — at Meridian Manor you own the land your home sits on, whether it’s a modular/manufactured home or a stick-built one. You’re not leasing the ground, which is the biggest reason these homes hold value.
What are the amenities and the fee?
A clubhouse, a small fitness center, and beautiful Superstition Mountain views — at about $87 a month, one of the lowest HOAs of any gated 55+ community we cover.
Is it gated?
Yes, it’s gated (a gate, but no guard on duty).
