Same builder, different era. Sun City is Del Webb’s original, opened in 1960 — larger, with the widest home selection and often the lowest prices. Sun City West opened in 1978, so its homes are generally newer and a bit larger, with nine golf courses and four recreation centers of its own. Both are 55+ active adult communities run by their residents, and they sit right next to each other. Is Sun City West a nice place to live?
For an active 55+ buyer, it’s hard to beat on value and amenities. You get nine golf courses, four rec centers, more than 90 clubs, pickleball, tennis, and a hospital right inside the community — at prices below most newer communities. It’s not for everyone, though: every home is a resale, some need updating, and it’s about 45 minutes from central Phoenix. We’d rather you know that going in. Who do I call about a barking dog, a loose dog, or noise?
Sun City West is in unincorporated Maricopa County, so these go through the county rather than an HOA. For a barking dog or a dog off-leash, call Maricopa County Animal Care & Control at 602-506-7387 (they’ll need your name, address, and phone — anonymous complaints aren’t accepted). Do you have to be 55 to live in Sun City West?

Is Sun City West gated?
No — Sun City West is an open community, not gated. It does have its own Sheriff’s Posse patrol and three on-site fire stations, so residents feel secure. If you specifically want a gated community, Corte Bella sits inside Sun City West and is guard-gated — but it has its own separate amenities and fees. We can show you both.
Can I park my car in the driveway overnight?
Yes — an everyday, registered car belongs in your garage, carport, or driveway, and parking it there overnight is fine. What’s restricted is storing a motor home, RV, boat, trailer, or commercial vehicle on your lot or on the street — those are limited to short loading and cleaning stops (generally up to about 72 hours). Because Sun City West has 100-plus separate sets of CC&Rs, always confirm the specific home’s rules before you buy.
Can I put up a shed, gazebo, or pergola?
Storage sheds and storage buildings are not allowed on any lot. You may add one gazebo or pergola in the backyard if it meets the community’s criteria — check with the Sun City West CC&R Department first, and get approval before you build. Confirm the current rules for your subdivision, since they can change.
What are the HOA and recreation fees?
The 2026 recreation fee is about $618 per deeded owner per year, plus a one-time $5,750 capital improvement fee at purchase, a $275 transfer fee, and a $125 disclosure fee at resale. Most single-family homes have no separate HOA, but some condos, patio homes, and townhomes carry a monthly fee. Golf and bowling are paid separately. Are home prices dropping in Sun City West?

Is there new construction, or is everything resale?
Everything is resale. Del Webb finished building Sun City West, so you buy an existing home — which means established landscaping, mature neighborhoods, and, on many homes, big-ticket updates (roof, AC, water heater) already done. Nearly every home is single-level, including the patio homes and townhomes.
Can I lease my home in Sun City West?
Leasing is generally allowed, with a few rules. At least one tenant occupying the home must be 55 or older. A leased home has to be registered with the Maricopa County Assessor (Arizona statute ARS 33-1902), and you notify Member Services. A casita or room can’t be leased separately from the main home. Beyond that, rules vary by subdivision — Sun City West has more than 100 separate sets of CC&Rs, and some add their own limits. Always pull the specific CC&Rs for the exact property and confirm the current rules before you count on leasing.
