Newer homes, bigger feel, low dues
The draw here is the combination. For one thing, these homes were built a generation after Mesa’s first Sunland community, and many have vaulted ceilings and more open layouts. At the same time, the annual HOA is still among the lowest in the Greater Phoenix area. In other words, you get a settled, well-run community and a deep activities calendar without a big monthly bill.
What we check first on every tour here
Sunland Village East homes have aged well overall. Still, most are 25 to 40 years old, so as with any resale we look past the finishes to the mechanicals: roof, HVAC, plumbing, and electrical. Then we tell you honestly what a specific home needs before you’re committed. In addition, we check parking, because some homes have a carport and others a garage.
The Sunland East market right now
As of late September 2026, there were about 15 homes for sale in Sunland Village East and 7 more under contract. Over the last 90 days, 20 homes sold, from about $235,000 to $460,000. Meanwhile, the middle sale was near $402,000, and the average was about $393,000.
Overall, homes sold at about 98% of list price, or roughly $249 a square foot, and they took about 78 days to sell. So well-priced Sunland Village East homes move at a steady pace here, but buyers still have time to compare. At the same time, active listings were asking from about $280,000 up to about $565,000. Note that these figures cover single-family homes, patio homes, townhomes, and twins together.
Of course, ranges shift as the market changes, so call or text (480) 710-6326 to verify today’s numbers. To compare prices across the Valley, in turn, see our Arizona 55+ market update.
Is Sunland Village East a retirement community?
Yes. It’s a 55+ active adult community, which is what many buyers mean when they search for a Mesa retirement community. However, the age rule is a little more flexible than a flat 55+, so here’s how it works at last check:
- At least one resident must be 55 or older in each home.
- In addition, a second resident can be 45 or older.
- A married spouse can be as young as 40, according to the community’s rules at last check.
Keep in mind that rules can change, and details such as visiting grandkids or adult children living with you depend on the current documents. So we confirm the age and occupancy rules with the association before you buy.
Homes and floor plans
Sunland Village East homes include single-family homes and low-maintenance townhomes, plus golf-course lots for buyers who want to be right on the course. Nearly everything is single-level. For example, the models step up from about 1,100 square feet to just over 2,100. Generally, most are two bedrooms and two baths, often with a den or hobby room, and the largest models add a true third bedroom.
Depending on the model and the phase, homes came with either a carport or a garage, and many carports have since been enclosed. Also, a few plans were built with a three-car or golf-cart garage. As a result, it pays to compare models. You can see every model by size, beds, and baths on our Sunland Village East floor plans page.
Golf at Sunland Village East Golf Club
Want a home right on the fairway? Then browse the current golf course homes for sale.
First of all, the community is built around Sunland Village East Golf Club, an 18-hole executive course at 2250 S Buttercup. Specifically, it plays to par 62 over two par-31 nines. Because it’s an executive layout, rounds are shorter and very walkable, which suits a lot of active adult golfers.
| Tees | Yards | Rating / slope |
|---|---|---|
| White | 3,621 | 58.7 / 89 |
| Red | 3,235 | 57.1 / 85 |
Better yet, the course is open to the public, so there’s no membership hurdle to play, and you can bring visiting family out for a round. Also, Fat Willy’s Family Sports Grill sits right next to the golf shop for breakfast, lunch, or a post-round happy hour. Keep in mind, though, that the course runs as its own club, so your HOA dues don’t fund golf. For that reason, check current rates and tee times on the Sunland Village East Golf Club site. Finally, Mesa has three Sunland courses in all, and our Sunland golf courses page compares them side by side.
Pickleball, amenities and daily life
Pickleball players, meanwhile, have their own club with 9 lighted courts: six dedicated pickleball courts plus three multi-use courts. At last check, the club also offered beginner lessons and loaner paddles for residents, so it’s easy to try the game. Unlike the golf course, the courts belong to the community, and your HOA dues help keep them up. To see how the courts compare, visit our Arizona 55+ pickleball communities hub.
Off the courts, the amenities also run deep for a community this affordable:
- Two clubhouses and three pools
- Six lighted tennis courts, plus bocce and shuffleboard
- A fitness center
- Arts and hobby studios for ceramics, woodshop, lapidary, sewing, and stained glass
Plus, the clubs and activity calendar keep things busy year-round. Above all, you’ll find current schedules on the official Sunland Village East HOA site.
Sunland Village East HOA fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| Annual HOA dues | About $917 | About $76 a month, among the lowest in the Valley |
| Capital improvement fee | About $3,000 | One-time, paid by the buyer at closing |
| Transfer fee | About $250 | One-time at closing; confirm who pays in your contract |
| Resale disclosure fee | About $215 | One-time; usually on the seller’s side |
| Townhome / patio monthly | Varies | Some attached homes carry an added monthly fee |
| Typical one-time cost at closing | About $3,250 | Capital fee plus transfer fee, on top of your down payment and closing costs |
Again, golf is separate, because the course runs as its own club. Fees are 2026 figures and can change. That’s why we confirm every number in writing before you commit. To compare dues across the Valley, also see our Arizona 55+ HOA fees guide.
