Mountain Bridge is one of northeast Mesa’s most sought-after gated communities. It’s a resort-style master plan by award-winning Blandford Homes, tucked against the mountains near McKellips and Ellsworth. The plan calls for around 1,400 homes across twelve gated neighborhoods. It’s known for its Old World, Mediterranean, and Andalusian architecture, its resort Owners Club, and the fact that roughly 45% of the community is left as open space, with trails and paths throughout. In short, it’s an upscale, amenity-rich place to live, with real privacy and mountain views.

From founder Jarl Kubat

Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona’s 55+, retirement, and resort-style communities, across the West Valley and the East Valley. He lives in Arizona Traditions in Surprise, on the other side of the Valley, yet northeast Mesa is a regular stop on our East Valley tours. That’s because plenty of buyers want the resort feel and the mountains but don’t want an age rule. So when we show you Mountain Bridge homes for sale, we compare them honestly with the 55+ options nearby in Mesa, and we focus on what moves value here: the enclave, the lot, and the view.

Not to be confused with MountainBrook Village. The names sound alike, but they’re very different places. Mountain Bridge is an all-ages gated community in Mesa. On the other hand, MountainBrook Village is a 55+ golf community out in Gold Canyon. So double-check the name on any listing before you fall for it.

Is Mountain Bridge a retirement community?

No. There’s no age requirement here, so you’ll see families, working professionals, and active adults living side by side. That’s a plus if you want grandkids to visit any time, or an adult child to live with you, without worrying about age rules.

Still, many people planning a retirement move put it on their list, because of the gates, the Owners Club, and the mountain setting. However, if you’d rather skip an all-ages place like Mountain Bridge, Mesa has plenty of age-restricted choices. For example, Leisure World is a gated 55+ golf community, and Encore at Eastmark is a newer 55+ neighborhood nearby. You can also browse every option in our Mesa AZ retirement communities guide.

The signature Stone Bridge & the architecture

The community takes its name from its centerpiece: a rustic stone bridge that connects the northern and southern halves, for both cars and people on foot. It’s a genuinely distinctive touch you won’t find in a standard subdivision. The homes carry that same character, with Old World, Mediterranean, and Andalusian styling, and many homesites back to open space rather than another house. As a result, the whole place feels designed as a retreat.

The Mountain Bridge Owners Club & amenities

The heart of daily life is the Owners Club, a resort-style amenity center that anchors the community’s lifestyle:

  • Heated swimming pools and a spa.
  • A fully equipped fitness center.
  • Tennis and pickleball courts.
  • A basketball court, disc golf, and a golf practice green.
  • Tot lots (playgrounds) and a full calendar of community lifestyle activities.

Add the trails and paths through all that open space, and there’s a lot of lifestyle built into daily life here. In other words, it’s the kind of place where the amenities actually get used.

Pickleball, tennis, and golf at Mountain Bridge

The tennis and pickleball courts are community amenities at the Owners Club, so they come with living here rather than with a separate club. We’ll confirm the current court count and how reservations work for you. Meanwhile, there’s no golf course inside the community, just the practice green. Golf at nearby courses is a separate cost, since HOA dues don’t fund golf. Comparing courts across the Valley? Then see our Arizona 55+ pickleball guide.

The gated enclaves & the homes

Mountain Bridge is organized into twelve gated neighborhoods: Bella Via, Corte Bella, Carmel, Eagle Ridge, Entrada, Estancia, Monterey, Riviera, Sanctuary, Seville, Stonegate, and The Reserve. Each has its own character and home sizes. Blandford Homes built them, from comfortable single-family homes up to larger, view-oriented residences, and many back to open space.

Because there’s real variety across the enclaves, the right fit depends on the neighborhood, the lot, and the view. That’s exactly where we help. So when we tour Mountain Bridge homes for sale in Mesa with you, we’ll pull the details on each one, including any premium lot or view.

Which enclave, and which lot, matters here. The twelve neighborhoods differ in home size, price, and how much open space or view backs the homesite. That’s why we help you compare them honestly, so you land in the right one for how you want to live.

Mountain Bridge homes for sale and the market right now

Mountain Bridge homes for sale in Mesa don’t come up in big numbers, and the best view lots go quickly. Since each enclave prices differently, a single average doesn’t tell you much. Instead, we pull a fresh 90-day sold report for the enclaves you like, so you see what similar homes actually sold for before you write an offer.

Gated & the location

Mountain Bridge is built around gated neighborhoods, and the gate setup can differ from one enclave to the next. So we’ll confirm the exact gate and access setup for the enclave you’re considering. Mountain Bridge sits in northeast Mesa near McKellips and Ellsworth, with quick access to Loop 202 for the rest of the Valley.

It’s also close to some of the East Valley’s best outdoor recreation. For example, Usery Mountain Regional Park, the Salt River, and the Superstition Mountains are all nearby. In other words, it feels tucked away against the mountains, while shopping, dining, and the Loop 202 stay close.

Mountain Bridge HOA fees & what to budget for (2026)

Mountain Bridge Mesa: frequently asked questions

Age rules and retirement

Is Mountain Bridge a 55+ community?

No. Mountain Bridge is open to all ages and is not age-restricted. Many buyers choose it for exactly that reason. If you want a 55+ community, just ask, and we’ll point you to the right options.

Is Mountain Bridge a retirement community?

No. Mountain Bridge has no age restriction, so it is not a retirement community, and families, working professionals, and active adults all live here. Even so, many people planning a retirement move still consider it for the gates, the Owners Club, and the mountain setting. If you want an age-restricted community in Mesa, Leisure World and Encore at Eastmark are two 55+ options to compare.

Can my adult child or grandkids live with me?

Yes. Because there is no age restriction, there are no age-based limits on who lives in your home. Normal HOA rules still apply, so we’ll help you review the current documents.

The gate, the builder, and fees

Is it gated?

Yes. Mountain Bridge is organized into gated neighborhoods, and the gate setup can differ by enclave. So we’ll confirm the exact gate and access setup for the enclave you’re considering.

Who builds the homes?

Blandford Homes, an award-winning Valley builder, developed Mountain Bridge with its Old World, Mediterranean, and Andalusian architecture and its signature stone bridge.

What will it cost me?

For 2026, the master HOA is about $697 a quarter (about $232 a month). At closing, the buyer pays about $125 for transfer and about $697 for capital improvement, while the seller pays the resale disclosure fee of about $382. Patio homes carry an additional monthly fee on top of the master HOA. We confirm the current figures for the specific home before you buy.

Amenities and daily life

What amenities are there?

The resort-style Owners Club anchors the community, with heated pools and a spa, a fully equipped fitness center, tennis and pickleball, a basketball court, disc golf, a golf practice green, and tot lots. There are also trails and paths through roughly 45% open space.

Is there a golf course?

No. There’s a golf practice green, but no golf course inside the community. Golf at nearby courses is a separate cost, and HOA dues don’t fund golf.
