See all Chandler 55+ communities →Lone Tree is tiny on purpose. It’s about 73 single-family homes behind a gate in Chandler, with a community pool, and that is genuinely the whole amenity list. In a market full of communities selling you clubhouses, ballrooms, and a dozen courts, Lone Tree in Chandler is the opposite pitch: pay for a home, a gate, and a pool, and skip the rest. So whether you’re browsing Lone Tree homes for sale or just comparing Chandler communities, here’s our honest guide.
Why we know this part of the Valley
Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ and retirement communities, in the West Valley and the East Valley alike. He lives in Arizona Traditions, a gated 55+ community in Surprise, so he knows daily life behind a gate as a neighbor, not just as an agent. That’s also why we check the fees and the rules on every home we show here, small community or not.

Lone Tree, Chandler: for the buyer who won’t use big amenities
Here’s who Lone Tree is for. For example, plenty of buyers tour a giant community, add up the HOA, and realize they’ll never touch the woodshop, the second pool, or the pickleball complex. Still, they’d pay for all of it every month anyway. If that’s you, a small community like Lone Tree just makes sense: a lower fee, a quiet street, a gate for peace of mind, and a pool when you want it.
It’s right-size living. In other words, you’re not buying less community than you need; you’re just not buying more than you’ll use.
One thing to know about Lone Tree’s neighbors
Lone Tree sits right among the bigger 55+ communities of south Chandler, so it’s a fair question: can you use theirs? No. Lone Tree residents can’t use the amenities of the neighboring communities it connects to, because those clubhouses and courts belong to their own residents. Instead, what you get is Lone Tree’s pool and gate, plus everything Chandler has just outside, which is a lot.
The Lone Tree Chandler market right now
For most communities we cover, we run a 90-day sales report from the Arizona Regional MLS and post the numbers here. However, at last check we hadn’t run one for Lone Tree. With only about 73 homes, a single sale can swing the averages, so we’d rather pull the latest sales for you than post a number that misleads.
For a sense of the neighborhood: as of September 2026, the lowest 90-day sales in nearby Chandler 55+ communities started at about $315,000 in Solera, $310,000 in Springfield, and $275,000 in SunBird.
In other words, those figures are for the neighbors, not for Lone Tree. Ranges shift as the market changes, so call or text (480) 710-6326 to verify today’s numbers. You can also compare communities on our Arizona 55+ market update.
Golf near Lone Tree, and Chandler close by
You don’t give up much by going small here, because the location does the heavy lifting. For example, golf is minutes away. At last check, the public Lone Tree Golf Club course runs through neighboring Solera. Keep in mind that it’s a separate business that shares the name, not part of this community. Its own owner runs it, so HOA dues don’t fund golf, and green fees come from the club. Meanwhile, you’re surrounded by Chandler’s shopping, dining, healthcare, and quick access to the 202 and I-10. For a lot of buyers, “small community, big location” is the ideal combination. Comparing courses across the Valley? See our golf course homes guide.
Pickleball and the courts
There are no pickleball or tennis courts inside Lone Tree, and that’s part of what keeps the fee low. So if pickleball is high on your list, the bigger Chandler and Sun Lakes communities are the place to look. Meanwhile, our Arizona 55+ pickleball guide shows the court counts we’ve verified across the Valley.

Lone Tree Chandler HOA fees (2026)
| Fee | 2026 amount | Notes |
|---|---|---|
| HOA (quarterly) | $485 × 4 = $1,940/yr | About $162/month |
| Capital improvement fee | $620 | One-time, at closing |
| HOA set-up fee | $50 | One-time, at closing |
| Disclosure fee | $400 | One-time (seller pays) |
That’s a modest, straightforward fee structure for a modest, straightforward community. All in, a buyer pays about $670 in one-time fees at closing (the capital fee plus the set-up fee), on top of normal closing costs. Also, since it’s all single-family, there’s no separate townhome or condo sub-fee to untangle. Still, we confirm every figure with the association before you commit. Finally, to see how these costs stack up, compare our Arizona 55+ HOA fees page.
Fees are current for 2026 as provided and subject to change.
Age rules at Lone Tree
Lone Tree is an age-restricted 55+ community, so at least one person in most homes must be 55 or older. Also, those rules come from federal housing-for-older-persons law and the community’s recorded CC&Rs. However, details like younger spouses, visiting grandkids, leasing, pets, and RV parking vary from one community to the next. That’s why we pull Lone Tree’s current CC&Rs and rules for the exact home before you buy.

Is Lone Tree a retirement community?

How big is Lone Tree?
Small: about 73 single-family homes. It’s one of the smallest 55+ communities in the Valley, and that’s exactly the appeal for buyers who want low-key and low-fee.
Is Lone Tree gated?

Amenities and golf
What amenities does Lone Tree have?
A community pool and a gate. That’s the list, and it’s on purpose, because it keeps the HOA low. If you want a clubhouse, a fitness center and courts, the bigger Chandler communities like Solera and Sun Lakes have them minutes away.
Can I use the amenities of the communities around it?
No. Lone Tree connects to some larger 55+ communities, but its residents can’t use their amenities, because those belong to their own residents. Instead, you get Lone Tree’s pool plus everything Chandler offers just outside the gate.
Is there golf or pickleball?
Not inside the community. However, golf is minutes away. The public Lone Tree Golf Club course is a separate business that shares the name, and its own owner runs it, so HOA dues don’t pay for golf. There are no pickleball courts at Lone Tree, so players usually look at the bigger communities nearby.
