Ridgecrest at Vistancia: A Trilogy Boutique 55+ Community
Brand-new active adult living from Shea Homes, wrapped in the Trilogy lifestyle — boutique in size, resort in feel. Here’s what to know before you buy.
Ridgecrest is a brand-new, gated 55+ community built by Shea Homes inside Northpointe at Vistancia in Peoria. It carries the Trilogy brand — Shea’s active adult lifestyle known for wellness programming, a professionally run social club, and a national network of member experiences. “Boutique” is the key word: Ridgecrest is smaller and more intimate than the big Trilogy campuses, so it feels close-knit from day one.

Touring new homes? Talk to us first.
Here’s something a lot of buyers don’t realize: you can — and should — have your own agent when you buy new construction. The friendly agent in the builder’s model home represents the builder, and their job is to get the best deal for the builder. Ours is the opposite — to get the best deal for you.
On new-home purchases, the builder typically has buyer-agent representation built into their program. We’ll walk you through exactly how that works — in writing — before you commit to anything, so there are no surprises.
What we do in your corner:
- Negotiate price, upgrades, lot premiums, and closing timelines.
- Spot and negotiate builder incentives — rate buydowns, closing-cost credits, and design-center dollars.
- Read the builder’s contract closely and protect your interests.
- Track the build and keep the builder accountable.
- Stand beside you from your first walkthrough to closing day.
One rule worth remembering: reach out before you step into the sales office. Many builders require your agent to be with you on that first visit for us to represent you — so a quick call first protects your right to have us on your side.
Why buyers choose Ridgecrest
- The Trilogy lifestyle. Wellness programming, a professionally managed social club, and a national network of member experiences — not just an HOA.
- Boutique and intimate. Smaller than the big Trilogy communities, so neighbors get to know each other fast.
- Brand-new homes. Single-level, energy-efficient, smart-home-ready, with warranties and no prior wear.
- Ground-floor timing. A 2025 launch means early buyers choose the best lots and lock in an initiation fee that’s evaluated annually.
- Vistancia setting. Trails, parks, golf nearby, and an award-winning master plan around you.
Location & setting
Ridgecrest sits in Northpointe at Vistancia, an award-winning master-planned community in Peoria — roughly 40 minutes northwest of Phoenix. You get a small-town feel with real amenities close by: local restaurants and shopping, the Peoria Center for the Performing Arts, and an art museum. Vistancia adds 1,000 acres of open space, parks, and a 3.5-mile Discovery Trail for hiking and biking, with daily-fee golf at Trilogy at Vistancia next door. It’s a dog-friendly community, with a planned off-leash dog park and agility course.
Floor plans & pricing
Ridgecrest offers three home collections across three homesite sizes — all single-level. The prices below are base prices by elevation; options, upgrades, and lot premiums are additional.
How builder pricing really works
A builder’s base prices aren’t fixed. They move with the market — sometimes weekly or monthly — climbing when demand is hot and easing when it cools. Builders also run incentives to hit sales targets in certain quarters and months: closing-cost help, interest-rate buydowns, design-center credits, or price adjustments on specific homes. These come and go, and they aren’t always advertised.
That’s one more reason to have us in your corner — we track what the builder is offering right now, so you don’t leave money on the table. The numbers below are a snapshot from April 2025; ask us for today’s pricing and current incentives.

Fees & membership
Ridgecrest is a membership community, not just an HOA. Every home includes a mandatory membership in the Ridgecrest Wellness Social Club, professionally run by BlueStar Resort & Golf — not a volunteer HOA board. Here’s the full picture.
| Cost | Amount | Notes |
|---|---|---|
| Community membership initiation | $6,000 | One-time; 70% refundable when you sell |
| Club dues — before Club opens | $125 / mo | Rises to $225/mo once the Club opens |
| HOA capital contribution | $1,860 | One-time, paid at close |
| Community association dues | $155 / mo | Covers community services |
| Northpointe master HOA dues | $72 / mo | Master-plan amenities |
Good to know: once the Club opens, plan on about $452/month total ($227 HOA + $225 Club). The initiation fee is locked at your contract date, your membership transfers when you sell (with a 70% refund of what you paid), and members are never assessed for Club operating shortfalls — that risk sits with the Club owner.
The Ridgecrest Wellness Social Club
The private, non-equity Club is the heart of the community — a boutique-hotel feel with glass walls and indoor-outdoor flow. Phase 1 amenities include:
- Resort pool with lap lanes and aqua-fitness classes.
- Strength & conditioning center with TechnoGym equipment, plus a flexibility & recovery area.
- Movement studio for mobility, balance, and mindfulness classes.
- Dining and bar — a casual “nosh, sip, meet, play” spot with craft beer, cocktails, and a wine library.
- Four pickleball courts and two championship bocce courts.
- Three event and fitness lawns for concerts, BBQs, and outdoor classes.
Member-led clubs are already active at launch — art, bike, book, bunco, car, hiking, photography, pickleball, wine, and more.
What makes Trilogy different
Beyond the gate, Trilogy membership plugs you into a national network that standard HOA communities can’t match:
- MyTrilogyLife — an online hub with events, bulletin boards, and a member marketplace.
- National events & contests across 28,000+ Trilogy members nationwide.
- Explore 52 & Explore 360 — curated Arizona day trips and inter-community travel across the US, Europe, Mexico, and the Caribbean.
- Reciprocal club access — use other Trilogy clubs when you travel, and even swap homes with members.
- Professional management by BlueStar, plus wellness and fitness programming built around whole-life health.
Included features worth knowing
Every Ridgecrest home comes well-equipped as standard — not a stripped-down base. Highlights include the SheaConnect smart-home package (video doorbell, smart thermostat, smart lock, Wi-Fi garage opener, Cat-6 wiring), cathedralized spray-foam insulation and dual-pane low-E windows for efficiency, granite counters with GE stainless appliances and a gas cooktop, tile showers with a bench in the baths, and a post-tension foundation with a color-through tile roof.
Is Ridgecrest right for you?
A great fit if you…
- Want a brand-new, single-level home with warranties and modern efficiency.
- Love the idea of wellness programming and a professionally run social club.
- Like a smaller, boutique community where you’ll know your neighbors.
- Value a national lifestyle network and travel perks, not just a neighborhood.
Worth knowing before you buy…
- The community is new (2025) — the Wellness Club is still coming, so early buyers are buying into a future amenity.
- Combined monthly cost (about $452 after the Club opens) runs higher than some area 55+ communities.
- A $6,000 initiation fee is due at close (though 70% is refundable when you sell).
- Summers are hot — averaging around 98°F May through September, like the rest of the West Valley.
If any of that gives you pause, let’s talk it through. Sometimes a different community is the better fit — and we’d rather point you to the right home than the nearest one.

Do I need my own agent to buy a new home here?
You don’t have to — but it’s smart to. The builder’s on-site agent represents the builder. We represent you: negotiating your price and terms, reviewing the contract, and guiding you through the build. On new construction the builder typically covers buyer-agent representation, and we’ll confirm the details with you in writing before you commit. Reach out before your first visit to the sales office.
Is Ridgecrest really a 55+ community?
Yes — it’s a gated, age-restricted 55+ active adult community. Confirm the current age policy specifics with the community before you buy.
What are the monthly costs?
Plan on roughly $227/month in HOA dues plus Club dues ($125/month before the Club opens, $225/month after) — about $452/month combined once the Club is open. There’s also a one-time $6,000 membership initiation (70% refundable) and a $1,860 HOA capital contribution at close. Figures are dated April 2025; confirm current numbers with us.
How current are the prices on this page?
Treat them as an April 2025 snapshot. Builder base prices change often — sometimes weekly or monthly — with the market, and builders add or drop incentives (rate buydowns, closing-cost credits, design-center dollars) by quarter and month. Ask us for today’s pricing and whatever incentives are active right now.
Is the Wellness Club open yet?
The community launched in 2025 and the Club is being built in phases. Early buyers pay reduced Club dues until it opens, then step up to full dues once amenities are available.
Can I still pick my lot and floor plan?
As an early-phase community, yes — there’s typically good choice of homesites and plans, plus quick move-in homes when you want something sooner. Availability changes fast, so let’s check what’s open right now.
