How much does it cost to live in Sun City, AZ?
Sun City is consistently one of the most affordable full-featured 55+ communities in the Valley — it’s the main reason so many buyers start their search here. You’ll find everything from budget-friendly condos and patio homes to larger single-family homes. On top of the home price, the 2026 recreation fee is about $680 per household per year (not per person), which covers all eight rec centers. There are no city taxes and property taxes are low. What’s the difference between Sun City and Sun City West?
Same builder, different era. Sun City is Del Webb’s original — the very first of its kind, with first homes sold in 1960. It’s larger (about 27,100 homes), the most affordable, and closest to Phoenix. Sun City West opened in 1978 just northwest, with generally newer and larger homes. Who runs Sun City — SCHOA or RCSC?
Both, with different jobs, and it confuses almost every out-of-state buyer. Sun City isn’t a typical “planned community,” so no single HOA owns the common areas. The Recreation Centers of Sun City (RCSC) owns and runs the eight rec centers and golf courses — that’s what your annual recreation fee pays for. The Sun City Home Owners Association (SCHOA) is the entity that enforces the recorded CC&Rs (the deed restrictions) and the 55+ age rule. Is Sun City, AZ a nice place to live?
For an active, budget-minded 55+ buyer, it’s hard to beat. You get eight golf courses, eight rec centers, two bowling centers, 120-plus clubs, a community lake, and a hospital in town — at some of the lowest prices in the Valley’s 55+ market. It’s not for everyone, though: every home is a resale, some are older and need updating, and a few original homes have carports instead of garages. We’d rather you know that going in. The people who love Sun City love the value, the history, and how much there is to do.
What do people complain about in Sun City?
Honest answer: the most common points are that these are some of the oldest 55+ homes in the Valley, so some need updating; a number of originals have carports rather than garages; summer heat, like everywhere in the Valley; and the fact that rules and fees can vary because some homes fall under smaller “junior” associations on top of SCHOA. None are dealbreakers for most buyers — but they’re worth knowing, and we’ll flag what’s already been updated on any home you like.
Do you have to be 55 to live in Sun City?
At least one resident in each home must be 55 or older, and no one under 19 may live here more than 90 days in any 12-month period. A younger spouse or partner can live here as long as one occupant meets the 55+ rule. SCHOA can grant limited variances, but never in a way that drops the community below 80% of homes having a 55+ resident. It follows federal housing-for-older-persons law. Can my adult child (19 or older) live with me?
Yes. Sun City’s rule is that at least one occupant is 55 or older, and no one under 19 may reside more than 90 days a year. An adult child who is 19 or older can live with you, as long as one person in the home meets the 55+ rule. Rules can change, so confirm the current CC&Rs before you buy.
Is Sun City gated?
No — Sun City is an open community, not gated. It does have the volunteer Sun City Posse, which patrols the community and offers a vacation watch for homeowners who travel. Many residents tell us that peace of mind matters more to them than a gate.
What fees do I pay when buying or selling in Sun City?
Two groups of fees, from two organizations. RCSC (recreation): a 2026 recreation fee of about $680 per household per year, plus a one-time capital preservation fee (about $5,500) and a $500 transfer fee at purchase, and a $30 recording fee. Sun City has no disclosure fee. SCHOA (deed-restriction enforcement), effective 2026: a $300 Inspection/Document Fee (usually the seller), a $300 CC&R Property Enforcement Fee (usually the buyer), and a voluntary $25/year membership. Some condos and patio homes also carry a monthly fee, and golf and bowling are extra. Always confirm the exact fees for the specific home — they can change.
Can I park my car in the driveway overnight?
Yes — the CC&Rs specifically allow cars, light trucks (one-ton rating or less), passenger vans, and golf cars to be parked in garages, carports, or driveways at any time. What’s restricted is keeping a motor home, RV, boat, trailer, camper, motorcycle, or ATV on your lot or the street beyond about 72 hours (a garage is fine). Vehicles left in violation can be towed at the owner’s expense. Rules can change, so confirm the current CC&Rs before you buy.
Can I put up a shed or detached building?
No — the CC&Rs don’t allow detached or prefabricated buildings or structures, permanent or temporary, on a lot. Construction or remodeling equipment is the only exception, and it has to be removed as soon as the work is done. Confirm the current rules for the specific home before you plan any addition.
Can I lease my home in Sun City?
Leasing is generally allowed, with a few steps. Before a tenant moves in, the owner must notify them in writing that the home is subject to the CC&Rs, get the tenant’s written agreement to follow those rules, and provide a copy to SCHOA on request (SCHOA has a tenant registration form). The 55+ age rule still applies to the household. Condos have their own separate association rules. Always confirm the current leasing rules for the exact property before you count on it.
Is there new construction, or is everything resale?
Everything is resale. Del Webb finished building Sun City decades ago, so you buy an existing home — with mature landscaping and, often, big-ticket updates (roof, AC, water heater) already done. Every home is single-level. A Sun City signature to watch for: many original homes have an “Arizona Room,” an enclosed bonus space that makes a great den or hobby room. Some originals have carports rather than garages, so check each home.
What is there to do in Sun City?
A lot, especially for the price. Sun City is in unincorporated Maricopa County, so these go through the county rather than SCHOA.
