Sun City opened in 1960 as Del Webb’s first active adult community, and the amenities are a big reason it still works so well today. In fact, for a community with some of the lowest home prices in the Valley’s 55+ market, there’s a surprising amount to do. Also, founder Jarl Kubat has spent 22+ years showing buyers around Sun City, and the rec centers are almost always where they fall for it.
This post, however, focuses on daily life. For homes, prices, and the full fee list, see our Sun City buyer’s guide.
How Sun City amenities work: one card, eight rec centers
To begin with, the Recreation Centers of Sun City (RCSC) owns and runs the rec centers and golf courses. So when you buy, you pay one yearly recreation fee, and it opens every center to your household. As a result, you’re never stuck with just the one closest to your house.
Good to know: the 2026 recreation fee is $680 per household, not per person. However, golf and bowling cost extra, on top of that fee. Also, there’s a one-time $5,500 capital improvement fee when you buy. We confirm every fee in writing before you commit.
The eight Sun City rec centers
Each center has its own personality, so most residents end up with a favorite. Together, the Sun City rec centers offer pools, fitness rooms, tennis, pickleball, lawn bowling, mini-golf, and space for dozens of clubs. So here’s what each one is known for.
Bell
As the largest center, it has a bowling alley, billiards, mini-golf, lap and walking pools, a fitness center, an indoor spa, tennis, and lawn bowling.
Fairway
Recently renovated, it has a modern fitness center, an indoor walking track, and a lap-and-walking pool, plus a county library branch.
Grand
It’s the club lover’s center, because it’s home to dozens of hobby and social clubs, including a greenhouse for gardeners.
Lakeview
Set on Viewpoint Lake, it has a pool, fitness center, tennis, mini-golf, lawn bowling, and bowling, plus boating and fishing.
Marinette
The northernmost center is fully renovated, with an expanded fitness center, 20 pickleball courts (eight covered), and a walking track.
Mountain View
As the southernmost center, it has a pool, fitness center, spa, tennis, pickleball, lawn bowling, mini-golf, and an auditorium.
Oakmont
This was Sun City’s very first rec center, and it was refreshed in 2016, with a pool, spa, fitness center, and lawn bowling.
Sundial
In addition, it has an indoor pool, a warm-water pool, a fitness center, spa, mini-golf, and bocce, plus the Sundial Auditorium for concerts.
Sun City amenities for pickleball and tennis
Pickleball, in particular, is booming here. The Sun City Pickleball Club has played since 2003 and has more than 1,100 members. Today, play runs on 20 courts at Marinette, eight of them covered, plus seven more at Mountain View, with clinics and open play for every level. Also, see how it compares on our Arizona 55+ pickleball communities page.
Tennis, on the other hand, is well served, too, with courts at Bell, Lakeview, Mountain View, and more. Meanwhile, the tennis club keeps leagues and social play going all year.
Golf: eight resident-owned courses
Golf, above all, is part of everyday life here. RCSC owns all eight courses, so cardholders play at resident rates. However, golf fees are separate from your recreation fee. For yardage, fees, and the three nearby private clubs, also read our guide to Sun City golf.
| Course | Type | What it’s like |
|---|---|---|
| Riverview | 18-hole regulation | The most elevation and movement in Sun City |
| Lakes West | 18-hole regulation | A 1969 classic with water in play |
| North | 18-hole regulation | Walkable parkland layout, newer bunkers |
| South | 18-hole regulation | Tight fairways and small greens |
| Willowcreek | 18-hole regulation | Sister course to Willowbrook |
| Lakes East | 18-hole executive | A quicker round by the lakes |
| Willowbrook | 18-hole executive | Forgiving and fun |
| Quail Run | 9-hole executive | A fast nine with desert views |

Bowling, the lake, concerts, and clubs
First of all, for bowlers, Bell Lanes (16 lanes) and Lakeview Lanes (24 lanes) keep the leagues busy. In addition, the 33-acre lake at Lakeview is open for fishing and boating. Then there are shows at the Sundial Auditorium and the outdoor Sun Bowl.
Beyond that, 120-plus chartered clubs cover arts, crafts, woodworking, music, cards, fitness, and more. So whatever your hobby, there’s likely a room, a club, and a group of neighbors ready for it.
Peace of mind: the Posse and health care
The volunteer Sun City Posse patrols the community and offers a vacation watch while you’re away. Also, Banner Boswell Medical Center has served Sun City since 1970, so full care is right in town.
A typical week with Sun City amenities
Every buyer asks us what a normal week actually looks like. So here’s the kind of week we hear about from clients who’ve settled in.
- Monday: early pickleball at Marinette before the heat, then coffee with the group.
- Tuesday: a quick nine at Quail Run, then lunch with friends.
- Wednesday: a woodshop or craft club session, then the pool at Sundial.
- Thursday: then league bowling at Bell Lanes.
- Friday: finally, a concert at the Sundial Auditorium or the Sun Bowl.
Of course, no two weeks look alike. Still, that’s the point: the choices are close to home, and you pick what fits.
Is Sun City a good fit for active buyers?
For most active buyers on a budget, yes. So here’s a quick, honest look.
