Do You Have to Be 55 to Live in Sun City West? The Age Rules
Sun City West in the West Valley is a true 55+ community — but that doesn’t mean everyone in the house has to be 55. Here’s exactly who can buy and live there.
The short answer: You don’t have to be 55 yourself, but at least one person in your household does. Sun City West requires that at least one resident in each home be 55 or older. So a younger spouse is welcome — but unlike some communities, you can’t buy here as a solo under-55 buyer.
It’s one of the first questions buyers ask us about Sun City West, and the answer trips a lot of people up. The community is age-restricted, yet the rule is more flexible than “everybody must be 55.” Let’s walk through exactly how it works.
The rule, in plain English
Sun City West is home to roughly 29,000 residents, and it is an age-restricted community run by the Recreation Centers of Sun City West (the “Rec Centers,” governed by an elected resident board). Their rule is simple: at least one resident in each household must be at least 55 years old, and no one under 19 may be a permanent resident.
That “at least one” wording is the key. Only one person in the home has to meet the age requirement. Everyone else living there just has to be 19 or older.
Where the 55+ rule comes from
Age-restricted communities are allowed under a federal law called the Housing for Older Persons Act (HOPA), which lets a community legally limit homes to older adults as long as at least 80% of occupied homes have a resident 55 or older. Sun City West meets that standard by requiring a 55+ resident in every household — a stricter, cleaner version of the rule.
What about a younger spouse?
This is the most common situation, and it’s usually simple. If one of you is 55 or older, the other can be younger and still live there full time. So the 60-and-52 couple? No problem — you buy together and you live there together. The only thing Sun City West won’t allow is a household with no one 55 or older.
How this differs from some communities
Sun City West is stricter than a few of its neighbors. The Grand in Surprise, for example, lets buyers as young as 45 own and live there without any 55+ occupant. Sun City West doesn’t — every home here needs at least one resident 55 or older. If you’re under 55 and shopping solo, that difference matters, and it’s exactly the kind of thing we sort out with you before you fall for a specific home.
What about kids and grandkids?
Grandchildren and other family under 19 are welcome to visit and stay — Sun City West has a guest policy for exactly that. What the rules don’t allow is anyone under 19 living there permanently. For nearly every buyer, that still covers all the holiday visits and long summer stays you’d ever plan.
Not quite 55? Here’s the honest picture
If you’re in your late 40s or early 50s and buying with a partner who’s 55+, you’re fine at Sun City West.
