Blackstone Country Club is a private, guard-gated golf community inside Vistancia, the master-planned area in north Peoria. You’ll also hear it called Blackstone at Vistancia. It’s built around a private Jim Engh-designed golf course, and Blackstone homes for sale range from roughly 1,800 square feet to custom estates over 5,000 square feet.
But here’s one thing to know up front: this is not an age-restricted community. It isn’t a 55+ community, and it isn’t a retirement community. Even so, it draws plenty of active adults and right-sizing buyers who want private golf, a gate, and a club lifestyle without an age rule.
Why you can trust this guide. Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona’s 55+, active adult, and golf communities, across the West Valley and the East Valley. He lives in Arizona Traditions in Surprise, so the West Valley is home, not just a sales territory. As a result, this guide gives you his straight take on who Blackstone fits, and who should look next door instead.

The Blackstone Country Club market right now
As of October 2026, there were about 17 Blackstone homes for sale. Meanwhile, over the prior 90 days, 13 single-family homes sold for a total of about $16.1 million. In other words, this is a small, high-end market, so one big custom home can move the averages a lot.
What homes cost: Homes sold from about $450,000 to about $2.67 million. Meanwhile, the middle sale was near $1.18 million, and the average was about $1.24 million. Also, single-family homes sold at about 97% of list price, about $388 a square foot, and in about 85 days.
There are really three price lanes. For example, smaller homes of 1,800 to 2,200 square feet ran about $450,000 to $880,000. Mid-size homes of 2,800 to 3,800 square feet mostly sold from about $769,000 to $1.6 million, while custom estates of 4,500+ square feet topped $2.6 million. At the same time, asking prices ran from about $475,000 to $1.9 million.
Prices change as homes get reduced and the market shifts, so call or text (480) 710-6326 to check today’s numbers. In addition, see our Blackstone price report for the full details. Or, to compare communities, see our Arizona 55+ market update.
Is Blackstone Country Club a retirement community?
No. There’s no age requirement here, so you’ll see families, working professionals, and plenty of active adults living side by side. That’s a plus if you want grandkids to visit anytime, or an adult child to live with you, without worrying about age rules.
Many people planning a retirement move still put it on their list, because of the private golf and the gate. However, if you’d rather be in an age-restricted community, you don’t have to leave Vistancia. Trilogy at Vistancia and RidgeCrest at Vistancia are both 55+ communities right next door. So we’re happy to show you all three, and you can compare.
The golf at Blackstone Country Club
To start, the course is a private, 18-hole, par-72 layout designed by Jim Engh, who is known for dramatic, sculpted desert golf. It plays from 4,738 yards on the forward tees to 7,089 yards from the tips, so it works for a wide range of players.
| Tees | Par | Yards | Rating / Slope |
|---|---|---|---|
| Black | 72 | 7,089 | 73.2 / 138 |
| Blue | 72 | 6,363 | 69.6 / 129 |
| White (men) | 72 | 5,535 | 65.9 / 118 |
| White (women) | 72 | 5,535 | 71.1 / 134 |
| Red (women) | 72 | 4,738 | 66.7 / 112 |
Golf is a private club membership, separate from your HOA dues, and it’s optional. Also, HOA dues don’t fund the golf course. In fact, the recorded CC&Rs say owning a home here doesn’t give you any right to use the club, and you don’t have to join to live here. Instead, members choose equity golf, non-equity golf, or social memberships. The clubhouse is at 12101 W Blackstone Dr, and the club’s phone at last check was 623-707-8700. Pickleball, tennis, and club life at Blackstone Country Club
Beyond golf, club members have 8 dedicated pickleball courts and 3 tennis courts, with leagues, tournaments, social mixers, and lessons. However, these courts are for club members (golf or social membership) and their guests. The clubhouse also offers dining and hosts private events, including weddings. | Fee | 2026 amount | Notes |
|---|---|---|
| HOA dues | $726 / quarter | About $242 a month; covers the guard gate and common areas |

| Buyer’s total at closing | $1,750 | Transfer fee plus capital improvement fee |

So we’ll walk you through the current tiers and costs and confirm every figure in writing before you commit. Fees can change each year, so call or text (480) 710-6326 to confirm. The homes at Blackstone Country Club
Homes here were built from the mid-2000s to today, and new custom homes are still going up. For example, you’ll find smaller homes around 1,800 to 2,200 square feet, plenty of homes in the 2,800 to 3,600 square foot range, and custom estates of 4,000 to 5,200+ square feet with golf and mountain views. Also, most are single-level, which many right-sizing buyers want. So when we tour Blackstone homes for sale with you, we’ll point out which plans live easiest on one floor.
Blackstone Country Club rules worth knowing
First, here’s what the community’s recorded CC&Rs say about the rules buyers ask about most.
| Topic | What the recorded CC&Rs say |
|---|---|
| Parking | Park everyday cars in your garage or driveway, since overnight street parking isn’t allowed. |
| RVs & boats | RVs, boats, trailers, and campers can’t be kept where neighbors can see them, so plan on a garage or outside storage. Everyday vehicles up to about 7 feet tall and 18 feet long are fine. |
| Golf carts | They must be electric, and they also must be registered with the state. |
| Leasing | Allowed for the whole home to one household, with notice to the HOA within 10 days. However, you can’t lease out part of a home. |
| Age | There’s no age restriction, so family of any age can live with you. |
Rules can change, so always review the current documents before you buy. Of course, we’ll help you get them.

Age rules and retirement
Is Blackstone Country Club a retirement community?
No. Blackstone Country Club has no age restriction, so it is not a 55+ or retirement community, and all ages are welcome. Many active adults planning a retirement move still choose it for the private golf and the guard gate. If you want an age-restricted community, Trilogy at Vistancia and RidgeCrest at Vistancia are 55+ communities right next door.
Can my adult child or grandkids live with me?
Yes. Because there is no age restriction, there are no age-based limits on who lives in your home. The home is for a single household, and normal HOA rules still apply.
The gate, fees, and rules
Is Blackstone gated?
Yes. Blackstone is guard-gated, and the HOA dues help cover the guard gate.
What are the HOA fees?
For 2026, HOA dues are about $726 a quarter, or about $242 a month, plus a $75 Vistancia Maintenance Corporation fee. At closing, the buyer pays a $1,500 capital improvement fee and a $250 transfer fee, about $1,750 in all, while the seller pays the $400 disclosure fee. Club membership is separate. Fees can change, so confirm them before you buy.
Can I lease out my home?
Yes. You can lease the whole home to one household, with notice to the HOA within 10 days of signing. However, you can’t lease out just part of the home.
How much do Blackstone homes for sale cost?
As of October 2026, homes had sold over the prior 90 days from about $450,000 to about $2.7 million, with a middle sale near $1.18 million. Prices shift with the market, so call or text (480) 710-6326 for today’s numbers.
Golf and the club
Do I have to join the club?
No. Club membership is optional, and owning a home doesn’t give you the right to use the club. So if you want golf or club amenities, you choose an equity golf, non-equity golf, or social membership, each with its own dues.
Is the golf course public?
No. It’s a private, 18-hole Jim Engh course, par 72, playing up to 7,089 yards, so you need a membership to play. HOA dues don’t fund the golf.
Is there pickleball?
Yes. In fact, club members have 8 pickleball courts and 3 tennis courts, as well as leagues, tournaments, and lessons.
